Such a great story start to finish with my out of state buyers 🌲➡️🌵. What began as an uphill battle in the spring season to find the perfect view, floor plan, upgrades, neighborhood and lot size quickly spun around when THE home came up just 12 hours before we got it under contract to beat out the inevitable bidding war.

CLOSED for $271k! 🏠📍My sellers have owned this home since 1960 and with so many decades of memories throughout that time, this transaction was an extremely sentimental one ❤️. We had dozens of investors approach us on day 1 and staying organized with excel spreadsheets, daily email updates & consistent communication is what was made this otherwise complex deal finish out with wins for all parties 🙌🏻.

I am a firm believer that EVERY listing deserves professional, high quality photos! 📸 Too many times I come across lower priced listings (and especially ones that are need of a complete renovation) that are so poorly marketed that I immediately think of how much it could be negatively affecting the seller’s net proceeds ☹️.

I’m looking forward to seeing this home get transformed over the next few months and maybe I’ll post the before & after!

First closing of the year in Buckeye for $445k! ☘️🏡

I had the pleasure of working with one of the most patient and easy going clients for this gorgeous home, complete with an adorable koi pond 🐠🪷✨.

Generating a potential multiple offer situation for a seller is absolutely still possible today if the house is marketed right (description, asking price, photos, videos, social media ads, early previews etc). 🌈📸 I was so honored to have been chosen to help with this transaction and it certainly was the team oriented mindset that made this go through so smoothly 😌. I continuously received calls and offers even after a buyer was chosen and by the end- I made sure the seller had various solid back up options if the worst case scenario were to occur (spoiler- it didn’t 😉).

Please please PLEASE- if you know of someone who may need to sell...get them in contact with me! No matter the price point, sellers deserve the highest quality level of service, preparation, guidance and assurance that their representative will push to get them every dollar they can. 💸

Under pricing a listing and throwing up some crooked cell phone photos for a quick sale is a DISSERVICE to clients and is a clear indicator of a lazy, incompetent listing agent. Don’t let your loved ones fall into this situation just because they “know someone who is a realtor”. It will cost them more in the end for a decision that shouldn’t have been a personal one to begin with. 🏡🌟

CLOSED for $440k! 🎉 These first time home buyers were absolute angels to work with! 🥺🤍 They were referred to me by a fellow agent at my firm who was going out of town right when they got pre-qualified. I connected with them the same day, we chatted about their game plan and after touring 15 homes + negotiating through a few counter offers, we secured a property. Their efficiency and trust in my guidance (along with their lender advice) was how they went from not knowing where their next move was going to be to making it official as homeowners in only 30 days! 🔐

As far as answering the second half of my questions: is it a good time to buy?

PURCHASING: Even with the median sales price coming down, in combination with the current fixed interest rates- it is TOUGH to comfortably afford a payment. But that’s the key...are there ways we can get you an alternative to being at the mercy of whatever number your rental renewal letter says? There’s new loan products includes long term ARMs (adjustable rate mortgage) with lower fixed rates for 5-7 years. There’s asking for seller credits that can cover all of your closing costs that you would need to bring in cash. There’s putting together a less than list price offer and more!!

If you’re on the fence deciding if making a purchase is the right move for you, at least shoot me a text or give me a call. It’s a different answer for everyone and the agents that constantly promote that buying no matter what situation one is in, are only in it for themselves. And that’s the last thing you want when being vulnerable.
