The Disclosure Said “Broken Heater.” The Inspection Said… Not So Fast. 👀

An inspection isn’t just another box to check.

Recently, my buyers were under contract on a home where the seller’s disclosure stated that the pool heater did not work.

Seems pretty straightforward, right?

Except during the inspection, we discovered something much different. The pool/spa setup raised questions that went well beyond simply repairing a broken heater — including the equipment and plumbing that were actually present.

And that wasn’t the only concern uncovered during the inspection.

After reviewing the findings and getting additional information from trusted professionals, my buyers ultimately decided this wasn’t the right home for them and cancelled during their inspection period.

This is exactly why who you hire matters.

A good buyer’s agent doesn’t just open doors and write an offer. Your agent should know what questions to ask, recognize when something doesn’t add up, and have a network of trusted inspectors and vendors who can help get real answers.

NEW ARIZONA LAWS ARE OFFICIALLY IN EFFECT!

Arizona’s new laws took effect September 12, 2026, and there’s a LOT more to them than what I could fit into one little graphic. 😳

I pulled out 4 changes that caught my attention as a Realtor because they may matter to Arizona homeowners, buyers and sellers:

☀️ Backyard shade + HOAs — New protections affect certain backyard shade structures. HOAs can still have reasonable rules, so this isn’t a free-for-all. 😉

🏡 HOA disclosures — Changes affect HOA disclosure requirements when a property is being sold.

🔑 Unauthorized occupants — Arizona has a new process addressing certain qualifying unauthorized occupants of residential property. This does not replace the normal eviction process for legitimate tenants.

📄 Deed fraud protections — Arizona strengthened penalties involving fraudulent real-estate documents, with additional property-owner notification protections coming.

And these are only FOUR of the changes. Arizona enacted many new laws this legislative session covering everything from consumer protections and criminal law to health care, government, property and more.
