An AI home-selling platform just launched in Arizona... but can an algorithm truly protect a homeowner?

​A new company called Ridley is pitching a $1,500–$5,000 flat fee to list homes using AI instead of paying traditional agent commissions.
​Saving money sounds great on paper, but when you peel back the layers, massive legal and practical questions start popping up:

​🔑 Who opens the front door? Who attends inspections, hosts showings, or walks prospective buyers through the home?

📋 Who negotiates the BINSR & contracts? In Arizona, handling repair demands, appraisal gaps, and strict contract timelines takes real-world strategy—not canned auto-responses.

🚩 How does AI spot an unethical agent? When another party tries to play dirty, push illegal contract clauses, or pull fast ones during escrow, how does a computer algorithm catch it?
⚖️ When things go wrong, where does the AI turn? If a contract dispute requires remediation or a Broker step-in, who steps up? Can an algorithm legally, ethically, and fiduciary-wise stand in your corner, or does it leave you exposed?

According to the National Association of Realtors, 84% of Realtors have yet to sell a home in 2026?

I couldn't believe what I was reading, but undoubtedly it was a very difficult market and still is. I'm not going to lie, it's tough out there for everyone. I'm incredibly grateful that I came out swinging with three transactions in the first quarter of 2026. I'm very very fortunate, a lot of it was hard work and God. Literally put my head down and worked. Still a lot to be done though, have some significant transactions coming up but doesn't mean I'll be taking My foot off the gas anytime soon.

Thankful to every client, family, fellow colleague whom this would be possible without them.

Sellers have been in control of this housing market since 2020.

That just changed.

55% of home sales are closing below list price and the gap between asking and closing is widening.

Here's what's actually happening and what it means if you're thinking about buying or selling right now.

For three years, buyers had almost no leverage. Homes were selling above asking in days. Waived inspections. Escalation clauses. Cash offers from investors outbidding everyone.

The market was brutal for anyone who didn't already own property.

Then the math shifted.

Mortgage rates climbed from 3% to over 6.5%. Monthly payments on the same home nearly doubled. Buyer demand pulled back hard. Inventory started building.

And sellers who priced their homes based on 2022 peak values started sitting on the market longer than they expected.

Now the data is showing what happens when a market corrects.

55% of home sales are closing below the original list price. One third of all active listings have already cut their price at least once. Well priced homes are selling in about 63 days.

Overpriced homes are sitting at 121 days. That 58 day gap is the entire story of today's market told in two numbers.

And here's what this means practically.

If you're a buyer, you have negotiating power you didn't have two years ago. Price reductions, seller concessions, closing cost credits, inspection contingencies back on the table.

The buyers who understand the market right now are getting deals that would have been laughed at in 2021.

If you're a seller, the market is still telling you something loud and clear. Overpriced homes are not selling. They're sitting. And every week a home sits on the market, buyers assume something is wrong with it.

The sellers winning right now are the ones who priced correctly from day one and didn't chase the 2022 peak.

28 of America's 53 largest metros are already seeing year over year price declines. The Sun Belt markets that led the boom are now leading the correction. Cape Coral is down 9.6%. Austin is down over 20% from its peak.

Meanwhile Midwest markets like Kansas City, Cleveland, and Pittsburgh are still holding or growing.

This is not one national housing market.

It's dozens of local markets moving in completely different directions at the same time.

The buyers who win in this environment are the ones who understand exactly which market they're in and what the data says about where it's heading.

The sellers who win are the ones who price for the market they're in, not the one they remember from three years ago.
