This one was perhaps one of my most difficult transactions to date, a little personal too. I wasn't necessarily dealt the best hand and was presented with some extreme odds and difficulties. No agent would have probably even have touched this transaction, let alone attempt to get it across the finish line.Thank God I still prevailed and found a way to get this one finally closed. I'm no stranger to challengers or controversy that's for sure but you honestly just find a way to make it work.

Mortgage rates just moved in the wrong direction again. 6.75% on a 30-year fixed as of today, May 19th.

Here's what that actually costs you on a real loan compared to where rates were even six months ago.

This is directly connected to what's happening in the bond market right now.

The 30-year Treasury yield hit 5.12% last week. That's the highest level in nearly a year. Mortgage rates don't follow the Fed funds rate. They follow the 10-year and 30-year Treasury yields. When those move up, mortgage rates move with them. And right now they're moving up fast.

Here's the dollar math on a $400,000 loan.

At 6.00%: $2,398 per month
At 6.75%: $2,594 per month
At 7.00%: $2,661 per month

That's a $196 difference per month between where rates were trending six months ago and where they are today. Over 30 years that's $70,560 in additional interest paid on the exact same house.

The full rate picture as of today:

30-year fixed: 6.75%
15-year fixed: 6.25%
30-year jumbo: 6.76%
30-year FHA: 6.25%
30-year VA: 6.27%

If you're a veteran or active duty military the VA loan at 6.27% is still the best deal on this entire list and it requires zero down payment. If your credit score is under 620 the FHA at 6.25% is worth a serious look especially given Fannie Mae's recent underwriting changes.

The people waiting for rates to drop before buying have been waiting since 2023. The bond market right now is not giving any signal that significant relief is coming in the near term.

That doesn't mean you shouldn't buy. It means you need to run the numbers honestly for YOUR situation instead of waiting for a market that may not cooperate.
