My #1 piece of advice for sellers in THIS market: don’t overprice your home just to “try” or “see what happens.”

It doesn’t matter what your neighbor sold for three years ago - or that your house is nicer. Today’s buyers are buying in today’s market.

Price it right from the start, create interest while your listing is fresh, and put yourself in the best position to net more.

Because price drop after price drop + accumulating days on market is a much harder position to negotiate from.

Your list price will either sell your home… or your neighbor’s.

Putting yourself out there can feel uncomfortable, even after years in business!

Today, a lender sent me a video message admitting that reaching out like this isn’t his favorite thing to do, but he knows it’s part of building a business and taking care of clients.

BIG respect. He caught my attention, and I messaged him back.

It reminded me that growth rarely happens in comfort. Sometimes we just have to show up, reach out, talk about business and share the wins.
