Buyers who have the smoothest experience are almost never the ones who jumped in overnight. They’re the ones who spent a few months quietly getting ready before anyone even knew they were looking.
If buying is on your radar later this summer or early fall, the next 90 days matter more than you think.
Here is where to spend that time:
Get your financing conversation started now. Not when you find the house. Now. Understanding your real budget, your approval timeline, and any credit factors worth addressing early gives you options later that rushed buyers simply don’t have.
Start paying attention to the market without the pressure of having to act on it. Follow a few neighborhoods. Notice what things are selling for and how quickly. By the time you are ready to move, you will already have a feel for what good value looks like.
Get clear on your non-negotiables. Not your wish list … your non-negotiables. The things that genuinely cannot be compromised on versus the things you think you want but could actually live without. That clarity will save you weeks of searching in the wrong direction.

Short answer? It depends. But it matters more than most buyers realize, and the worst time to find out is three days before closing.
Here is what a lot of buyers do not know:
Pre-approval is not the finish line. It is a snapshot of your financial situation at a specific moment in time. Before your deal closes, your lender will do a final verification of your employment and income to confirm that everything they approved you on is still accurate. That second check is where a job change can quietly create real problems.
Not every job change is a dealbreaker. A promotion or salary increase at the same company is usually straightforward. Moving to a similar role at a new company with the same type of income is often manageable with the right documentation.
Where things get complicated is when the nature of your income changes. Moving from a salaried position to commission based income is one of the most common scenarios that stalls a closing. Lenders typically want to see a two year history of commission income before they will count it toward your approval. Leaving your industry entirely or moving from employment to self employment can create similar challenges.
The rule is simple. If anything changes with your employment between your pre-approval and your closing date, tell your lender before you sign anything. Not after. Before.
If you are in the middle of a purchase and a career opportunity has come up, reach out before you make any decisions. That one conversation is worth a lot.

One of the smartest moves I have seen buyers make has nothing to do with finding the right house. It has to do with finding the right neighborhood first.
Renting in an area you are seriously considering is not a step backward. For a lot of people it is the most intentional thing they can do before making one of the largest financial decisions of their life.
