As I continue to study the luxury market throughout Scottsdale and Paradise Valley, one trend continues to stand out:
Affluent buyers are still moving to Arizona in significant numbers from California, Washington, Oregon, New York, New Jersey, Illinois, and other high-tax states.
What’s particularly interesting is who is purchasing homes in the $3M-$6M+ range:
✨ Business owners and entrepreneurs
✨ Corporate executives and C-suite professionals
✨ Private equity and finance professionals
✨ Medical specialists and practice owners
✨ Tech founders and executives
✨ Professional athletes and entertainers
The largest segment of luxury buyers appears to be between the ages of 45-64, many arriving after business sales, retirement transitions, stock appreciation, or major career milestones.
And here’s a statistic that surprised me…
Many luxury purchases are being made with cash or significant cash down payments. In Scottsdale’s luxury market, cash transactions are becoming increasingly common, particularly in the $3M+ category.
But these buyers aren’t simply looking for “more house.”
They’re looking for:

✔️ Single-level living
✔️ Resort-style outdoor spaces
✔️ Home offices and wellness amenities
✔️ Smart-home technology
✔️ Privacy with convenience
✔️ Easy access to Scottsdale’s dining, golf, shopping, and airports
The Cactus Corridor continues to attract attention because it offers the best of both worlds: larger estate-sized lots, a Scottsdale address, and proximity to everything that makes this area special.
As someone who studies market trends daily, it’s fascinating to watch how Scottsdale continues to evolve into one of the nation’s premier luxury destinations.
