New furniture, fresh paint, and better photos can help — but they do not fix the fundamentals. If the home lacks the right location, guest count, amenities, layout, or revenue potential, a refresh alone will not turn it into a top-performing rental.

The best results come from improving the full guest experience: how the property sleeps, how groups gather, what guests can do, and why they would choose your home over the competition.

Design matters. But it has to be part of a bigger strategy.

eXp Realty | Underwrite your STR conservatively — and always try to break the pro forma.

Don’t just ask, “How good can this deal be?” Ask, “What happens if revenue comes in lower, occupancy softens, expenses rise, or the setup costs more than expected?”

Run realistic ADRs, conservative occupancy, full operating expenses, reserves, furnishing costs, and debt service. Stress-test the deal before you buy it.

The goal is not to find a spreadsheet that makes the property look great. The goal is to manage downside risk and make sure the deal still holds up when things do not go perfectly.

If it works conservatively, the upside is a bonus.
