Looking for a gated Arizona golf community without the Scottsdale price tag?

Anthem Country Club is a gated golf community about 30 minutes north of Phoenix. It sits at the base of Daisy Mountain and offers a resort-style setup with mountain views, private streets and a more relaxed pace than the city. The community has two private golf courses, two clubhouses and over 2,800 single-story homes. It’s not age-restricted but a lot of the full-time and part-time residents are retirees, empty-nesters or snowbirds who want space, security and a strong social scene!

The club has two 18-hole championship courses, Persimmon and Ironwood. Both were designed by Greg Nash and offer very different layouts, which keeps things interesting for year-round golfers. You don’t have to be a golfer to live here but if you are...the membership options are flexible. Social membership includes fitness, pools, tennis and limited golf access. Golf membership gets you full access to both courses plus everything else. Club dining is solid and the social calendar stays busy. Wine dinners, live music, tournaments, fitness classes and happy hours are easy to jump into.

There are two HOAs to know about here. One is for the Anthem Country Club neighborhood itself, which handles the gates, roads, patrol and common areas. The second is the Anthem master association, which covers parks and larger community assets. Club membership is optional but most residents join at least at the social level. Between HOA dues and a basic club membership, most homeowners here are spending a few hundred dollars a month in total. Compared to similar golf communities in Scottsdale or North Phoenix, it’s a good value.

Homes are all one-story and range from around 1,100 square feet up to over 4,000. Some are smaller lock-and-leave homes, while others are full custom properties with views, pools & casitas. Most homes were built between 1999 and 2006 and have been updated over the years. Some sit right on the fairways with wide open views of the golf course and mountains. Pricing usually starts in the $400s and goes up into the low $1 millions for larger or premium lots. Resale inventory is steady and you’ll usually find a mix of sizes and upgrades on the market at any given time.

Grayhawk continues to be one of North Scottsdale’s most popular communities!

Grayhawk is a master-planned community in North Scottsdale just off the 101 between Scottsdale Rd and Pima. It’s made up of two main sections: The Park (non-gated) and The Retreat (gated, golf course side). It’s one of the more well known Scottsdale neighborhoods with access to two public championship courses at Grayhawk Golf Club & homes that range from easy lock-and-leave condos to larger single-family homes....some directly on the courses!

Both the Talon and Raptor golf courses are daily-fee and open to the public, but the quality is what you’d expect from a private club. Raptor is a Tom Fazio design. Talon was designed by David Graham and Gary Panks. Both have hosted PGA and NCAA events. The clubhouse has restaurants, a coffee shop and a great patio at Isabella’s Kitchen.

Grayhawk has parks, walking trails, tennis courts, pools and a packed calendar of social events run by a full-time lifestyle director.

HOAs are well managed. Everyone pays into the main Grayhawk HOA. If you live in the gated Retreat side, there’s a second HOA that covers guard gate staffing and exclusive amenities like tennis courts and private pools. Where are Scottsdale homes sitting the longest right now? Here's what I'm seeing!

Buckle up for another one of my long reads! I just pulled every active single family home currently for sale in Scottsdale because I wanted to see if there was any real pattern to the homes that have been sitting the longest....and there actually is!

it isn't necessarily Scottsdale as a whole that's sitting....it's much more concentrated in certain price ranges and certain parts of Scottsdale. There are currently more than 1,000 active single family homes & the median active home has been on the market for ~75 days.

I started to see the difference once I started breaking all of the homes down by price, ZIP code and size. The more expensive the home, the longer it seems to have been sitting.

Here's the current median days on market by price:

Under $750,000: 65 days
$750,000 to $1 million: 69 days
$1 million to $1.5 million: 57 days
$1.5 million to $2 million: 72 days
$2 million to $3 million: 85 days
$3 million to $5 million: 104 days
$5 million+: 142 days

Only about 7% of the homes priced between $750,000 and $1 million have been sitting for 6 months or longer but for homes priced between $3 million and $5 million that jumps to about 26% & even higher for homes priced above $5 million - 36% have been on the market for at least 6 months!

When I broke the same inventory down by ZIP code there was one area that wasn't even close to the rest.

Here's the median days on market:

85257: 49 days
85258: 54 days
85254: 56 days
85260: 66 days
85251: 68 days
85259: 70 days
85266: 84 days
85255: 91 days
85262: 126 days

More than 1/3 of the active homes in 85262 have already been on the market for at least 6 months. NOTE - 85262 includes some VERY expensive North Scottsdale communities so I wondered if this was simply because the homes cost more.

I pulled out only the homes priced at $2 million or more & the difference actually became even bigger! There are 114 active $2M+ homes in 85262 right now & their median time on market is 178.5 days...49% of the $2M+ homes currently for sale in 85262 have been on the market for at least 6 months, WOW!

For comparison, the median time on market for $2M+ homes in 85255 is 103 days.

In 85260 it's 66 days.
In 85258 it's 52.5 days.
And in 85254 it's only 45 days.

So a $2M+ home in 85262 is currently sitting roughly FOUR TIMES as long as one in 85254. That seems like a pretty big difference.

Desert Mountain really stood out when I looked at individual communities. There are 41 active listings & the median time on market for those homes is currently 214 days and nearly 59% of those have been listed for at least 6 months.

Desert Mountain is a very different market than Old Town Scottsdale, McCormick Ranch or some of the more centrally located areas. So I wouldn't look at a 200 day listing in Desert Mountain the same way I would look at a $900,000 home sitting for 200 days somewhere else in Scottsdale.

Square footage showed another pretty obvious pattern - big homes are taking longer to sell! Homes under 2,000 square feet have a median of about 70 days on market.

2,000 to 2,999 square feet: 58 days
3,000 to 3,999: 72 days
4,000 to 4,999: 98 days
5,000 to 6,999: 106 days
7,000+ square feet: 160 days

More than 42% of the Scottsdale homes currently for sale with 7,000+ square feet have already been listed for 6 months or longer. Makes sense though! Usually, the larger and more expensive the home gets, the smaller the buyer pool becomes.

And then come the price reductions...once they've been listed 31 to 60 days, about 38% have reduced. At 61 to 90 days, it's 50% and once its been sitting between 91 and 180 days, about 70% have already reduced their price.

If you're shopping the upper end of the North Scottsdale market and you're willing to look at homes that have been sitting for 90, 180 or even 200+ days...there may be a lot more room for negotiations than you might expect!
