Buying a Scottsdale vacation home that doubles as an Airbnb: smart move or expensive mistake?

I get asked every week whether or not it’s a good idea to Airbnb a 2nd home. If you've been thinking about buying a 2nd home in Scottsdale, you’ve probably wondered if Airbnb is a smart way to make extra cash. It’s tempting, right? Beautiful weather, tons of tourists, and the chance to offset the costs of owning a vacation home. But before jumping in, it’s worth thinking about whether turning your second home into an Airbnb is the right move for your family.

The biggest "Pro" is definitely the EXTRA INCOME!

Let’s start with the obvious: renting out your place on Airbnb can bring in some serious extra income. Our tourist season runs strong in the winter months, especially with big events like Spring Training and the Phoenix Open. You can charge HIGH nightly rates, easily covering your mortgage and other costs. Plus, you get the flexibility of blocking off dates when you want to use the home yourself. It’s a win-win, right?

BUT......and there’s always a “but"....it’s not all sunshine, rainbows & rolling in cash. Some "Cons" to consider would be dealing with city regulations, management & the wear-and-tear on your home.

The city of Scottsdale has specific rules for short-term rentals, including registering your property and following guidelines on noise, parking and guest numbers. Plus, managing an Airbnb can feel like a second job - seriously! Managing your own property is NOT FOR THE WEAK! Constant guest turnover means more cleaning, maintenance and potential issues to deal with - don't forget about the non-stop texts/calls from guests with issues. If you’re not local, hiring a property manager could be an option... but that’ll cut into your profits - usually 20%.

Scottsdale’s summer months are HOT and demand for rentals drops off. You’ll either need to lower your rates significantly or find longer-term renters for the off-season. BUT, you can still make money in the summer.

So, is it worth it? If you don’t mind the extra work (or hiring help) and you’re not using the home during peak season, Airbnb could be a great way to turn your second home into an income source. But if you’re after more relaxation than management, it might be worth reconsidering. Either way, lets run the numbers together, weigh the pros and cons and figure out if it makes sense for your family!

It’s about finding the right balance between personal use and profit. If you can swing it, Airbnb might just be the perfect way to make your Scottsdale home pay for itself!
