When you’re touring homes, it’s really easy to focus on how everything looks at first glance.

But the things that actually matter usually aren’t the ones that stand out right away.

How the home feels when you walk through it, how the layout works for your day to day, what the neighborhood is like, and the condition of the bigger items behind the scenes. Those are the things that can make or break your experience once you’re living there.

Nobody really talks about how much of a real estate transaction happens behind the scenes… and how many parts of it are completely out of your control.

You can find the perfect house.
Put together a strong offer.
Have a solid plan.

And then an inspection, appraisal, financing issue, or timeline change suddenly shifts everything for a bit.

That’s just the reality of buying and selling homes. There are a lot of moving pieces, a lot of people involved, and not every part of the process is predictable.

A big part of my job is helping clients navigate those moments without feeling overwhelmed by them. Keeping communication clear, staying ahead of issues when possible, and helping people make confident decisions when things don’t go exactly as planned.

When I’m putting together an offer for my buyers, I’m not just focused on getting it accepted.

I’m thinking through everything that comes after.

Brunch at Maeva in Downtown Gilbert with my girlfriends. 🤍

The weather was perfect, the atmosphere was so good, and everything we ordered was amazing. The chicken katsu was definitely a favorite.

One of those spots you can just sit, catch up, and actually enjoy being there for a while. Would definitely go back.
