I love home tours because it is a chance to talk with other agents and hear what they are seeing in their market and in their business. Here is what I learned last week:

1. Everyone agreed they have seen a slowdown in the market recently. Scheduled showings and open house traffic have been down a bit which is interesting because this is usually a busy time of year for our zip code.

2. Buyers are really wanting the fully remodeled home and those are the ones that are selling right now. Which makes sense right? Prices are pretty high, interest rates are higher than they have been, and prices of everything (especially gas) have gone up. People just don’t have the extra money to update houses so they want something DONE! Thankfully there are a lot of beautiful homes coming to market… if you want a list let me know!

3. People that are selling right now are motivated (for the most part) and are willing to look at and actually entertain offers they might not have 6 months ago. If you find a house you like I think it’s worth writing an offer, even if it’s low, in this market!

4. Respectfully, this is not the market to hire a part time agent. The market is making pretty big shifts and it’s more important than ever (well in a long time anyway) that your agent is actively working in the field and is keeping up on the market. I.e. currently working with buyers and sellers, going on home tours, and talking/building relationships with other agents.

5. Ok but can we take a moment to appreciate all of these stunning bathrooms?!
