I've stood in a lot of Queen Creek kitchens with a seller who thinks they need new counters before we list.

Almost never true.

The first walkthrough I do isn't about upgrades. It's about what comes out. Sellers are usually surprised how much of the work is free.

Here's what I pull first.

Family photos. This one stings a little, and it matters most. A buyer walks in, sees your kids on the wall, and remembers they're standing in someone else's house. That's the moment they stop imagining.

Counters. Kitchen and bathrooms, nearly empty. Bare counters read as more square footage in every listing photo. And because our water is hard, take a minute on the faucets, the sink, and the shower glass. Spotty glass shows up in pictures more than people think. ✨

The garage. We don't have basements in Gilbert or San Tan Valley, so the garage ends up holding everything. Buyers walk in and measure it with their eyes. If they can't see two cars fitting, they assume they don't. Clear a lane down the middle at minimum.

Extra furniture and oversized rugs. The third chair and the big sectional make a room feel smaller. Rugs cut a room in half and cover the tile buyers actually want to see. When in doubt, take a piece out.

Pet evidence. Bowls, beds, crates, litter boxes. Smell is the one thing you can't fix in photos, and you stop noticing your own house after a while. Ask a neighbor to be honest with you.

Then lock up your valuables and your medications before every showing. Strangers walk through your home in Chandler and Mesa the same as anywhere else. 🔒

BONUS >> A packed closet tells buyers the house is too small. Clean up the closet before taking photos or doing any showings.

Taking things out costs nothing. It can be the difference between showings in week one and a price cut in week four.

The other half is knowing which small repairs add real money and which ones are money pits you can skip.

Comment VALUE and I'll ask about your timeline, then send you the prep list along with a value range for your neighborhood. No pressure and no pitch.

If you're selling a home and hoping nobody notices these things -- think again.

Most buyers walk in and look at the kitchen. The paint. The finishes. All the stuff you can change in a weekend.

Here is my short list of "gotchas" in East Valley homes.

Fresh paint in one random spot. One patch of ceiling. One closet wall. That is rarely a refresh. That is a cover up over an AC drain line or a roof leak somebody wanted gone before photos. 👀

Doors that stick or will not latch. Our soil swells and shrinks. Slabs move with it. That is a question for your inspector, not something to shrug off.

New texture on one section of ceiling. Smooth everywhere else, different in one spot. Look up. Water came in there.

Caulk painted over instead of replaced. Our sun destroys caulk. Redoing it is cheap and easy. If they skipped that, ask what else got skipped.

Brand new flooring in exactly one room. Sometimes it is a remodel. Sometimes it is a slab leak buried under new tile.

Rock and dirt piled up against the stucco. There is a metal strip low on the wall that lets moisture escape. Landscaping belongs below it. Buried, you get moisture and termites with an open invitation. 🌵

None of these kill a deal on their own.

Stack three or four in the same house and you are not buying a maintained home. You are buying someone else's shortcuts.

The next owner inherits every one of them.

If you are thinking about selling in Gilbert, Chandler, Mesa, or San Tan Valley, walk your own house like a buyer's agent would first. Fixing it now costs a lot less than losing it in negotiations later. 🏡

There’s something extra special about helping clients find a home that brings them closer to the people they love most. ❤️

I’m so excited for my clients as they take this next step toward their new home and being closer to family. Moments like these remind me that real estate is about so much more than buying a house; it’s about family, connection, and creating a place to call home.

Now we’re onto inspections! 🔍🏡 This is where I roll up my sleeves and make sure I’m doing my due diligence, asking the right questions, reviewing the details, and advocating for my clients every step of the way.

Getting under contract is exciting—but my job doesn’t stop there. Protecting my clients and helping them confidently reach the closing table is just as important. 🔑

So excited for what’s ahead for this family! 🤍

I watched another realtor's buyer completely fall in love with a house in San Tan Valley last year. Fresh paint, new floors, staged beautifully. Every photo looked perfect. 🏡

Six weeks after closing they were writing a check for a new AC unit.

None of that was hidden.
It just wasn't highlighted as something to pay attention to.

If you are touring homes in Queen Creek, San Tan Valley, or out toward Gilbert and Chandler right now, 𝗵𝗲𝗿𝗲 𝗮𝗿𝗲 𝘁𝗵𝗲 𝘁𝗵𝗶𝗻𝗴𝘀 𝗜 𝘁𝗲𝗹𝗹 𝗺𝘆 𝗼𝘄𝗻 𝗰𝗹𝗶𝗲𝗻𝘁𝘀 𝘁𝗼 𝘀𝗹𝗼𝘄 𝗱𝗼𝘄𝗻 𝗮𝗻𝗱 𝗹𝗼𝗼𝗸 𝗮𝘁.

𝗔𝘀𝗸 𝗳𝗼𝗿 𝗮 𝘀𝗲𝘄𝗲𝗿 𝘀𝗰𝗼𝗽𝗲 𝗼𝗻 𝗮𝗻𝘆 𝗼𝗹𝗱𝗲𝗿 𝗵𝗼𝗺𝗲. A camera down the line usually runs a couple hundred dollars. A cracked or root filled line can run $5,000 to $15,000. Finding it before you close turns a disaster into a conversation.

𝗟𝗼𝗼𝗸 𝗮𝘁 𝘁𝗵𝗲 𝘄𝗶𝗻𝗱𝗼𝘄𝘀. If the glass looks foggy or cloudy between the panes, the seal has failed. Replacements often run $400 to $1,000 each. On a whole house that adds up fast, and it is completely fair to bring up.

𝗖𝗵𝗲𝗰𝗸 𝘁𝗵𝗲 𝘄𝗮𝘁𝗲𝗿 𝗵𝗲𝗮𝘁𝗲𝗿. Find the label and read the year. Our water is hard on them. Replacement is usually $1,500 to $3,000 depending on the setup.

𝗡𝗼𝘁𝗶𝗰𝗲 𝘁𝗵𝗲 𝗱𝗼𝗼𝗿𝘀 𝗮𝗻𝗱 𝘁𝗵𝗲 𝗰𝗿𝗮𝗰𝗸𝘀. Sticking doors and small cracks above door frames are often just normal settling. Sometimes they are not. Many newer homes out here sit on post tension slabs, which behave differently than what people are used to back east. Either way, that is where your inspector should look first.

𝗪𝗮𝗹𝗸 𝘁𝗵𝗲 𝘆𝗮𝗿𝗱 𝗮𝗳𝘁𝗲𝗿 𝘆𝗼𝘂 𝘄𝗮𝗹𝗸 𝘁𝗵𝗲 𝗵𝗼𝘂𝘀𝗲. Where does the water go during a hard monsoon rain? If the answer is toward the house, you want to know that in July, not next July.

None of this means walk away. 💬

A house with an old AC and a tired roof is not a bad house. It is a house with a real number attached to it.

When you spot those things during the showing and document them during inspection, they become line items in your offer. Credits at closing. A lower price. A seller paying for the repair before you ever get the keys.

When you miss them, you pay for all of it yourself after you move in.

That is the whole difference. Same house, same price, very different outcome.

If you are planning a move in Queen Creek or San Tan Valley this year and you want to walk in knowing exactly what to look for, comment 𝗣𝗟𝗔𝗡 below and I will get you set up with a game plan call. No pressure, no pitch. Just a real conversation about what you are walking into.

POV: Your client asks, “What days are you available?” 😂🏡

Me: Yes.

Monday ➡️ showings
Wednesday ➡️ touring homes
Friday ➡️ paperwork & inspections
Sunday ➡️ still looking at houses 😂

Real estate definitely isn’t a Monday–Friday kind of job but I wouldn’t have it any other way. 🤍

When you buy a home, some things just can't be changed.

You can resurface the pool.
Gut the kitchen.
Move a wall.

But the commute, the noise, and the neighbors... that's what you have to live with everyday.

New build buyers miss this most. The model homes are gorgeous and can easily distract you.

So before you write the offer, investigate the actual neighborhood:

Come back on a Tuesday at 6pm and just listen.

Come back on a Friday at 9pm and look for parties.

See if the garage doors are open on a Saturday and neighbors express feeling safe.

Check which way the patio faces — a west-facing pool in Phoenix is unusable May through September.

Drive your real commute at 7:40am, not the noon estimate.

Pull the county parcel map and find out what's zoned behind you and whether that view is protected.

Then knock on one door and ask: what surprised you after you moved in?

You can fix the house.
Nothing fixes the address. 🏡

Follow for more. I break down what to check before you buy in the Valley.

$500K in Arizona buys you WAY less than it used to. Here's exactly how much house that gets you in 2026. 🏡👀

Arizona's median price per square foot is sitting around $251–$267/sq ft right now — which means a $500K budget buys roughly 1,900–2,000 sq ft for an existing home.

That's a solid 3-bed, 2-bath in a lot of AZ markets... but it's not stretching nearly as far as it did a few years ago.

These numbers are approximate averages for existing homes and can shift depending on the metro (Phoenix vs. Tucson vs. more rural areas), condition, and current listings. Always worth getting a personalized look at what your budget actually gets you.

Everybody wants the deal that already happened, but here's the truth nobody wants to hear...

The market doesn't run on nostalgia.
It runs on data.

I'm not here to tell you what you want to hear. I'm here to work for your best interests and tell you what's actually happening in today's market.

I'm here to help you make the best move for YOUR situation, not the one from three years ago (or fifteen).
