New construction homes are commanding dramatically higher prices and selling faster than resale homes.
Market Snapshot (Jan 1 – March 10)
Resales:
• 124 listings
• 37 sales
• Avg Price $7.34M ($1,000/SF)
• 109 days on market
New Construction:
• 32 listings
• 9 sales
• Avg Price $14.18M ($1,688/SF)
• 81 days on market
What many buyers don’t realize is the true economics of building in Paradise Valley:

Paradise Valley Arizona's 85253 ZIP code ranks among nation's most expensive
PARADISE VALLEY IS THE ONLY ARIZONA DESTINATION TO MAKE THE LIST.·
For the seventh consecutive year, 85253 is Arizona’s most expensive ZIP code. The Paradise Valley ZIP had an 8% year-over-year increase that elevated the desert enclave to a new record $3.5 million median sale price.· In a separate study this year, 85253 ranked among the hottest housing markets in the nation, according to the Business Journals' first quarter analysis of nationwide markets based on a quarterly listing and sales data from Intercontinental Exchange.
Previous Business Journal reporting has also given an early indication of the Valley's luxury market. In January it was reported that the 85253 ZIP had luxury sold prices jump 112% between 2019 and 2024 with continued momentum.
· This aligns with the Business Journal's 2025 Wealthy 1000 ZIP Codes report in September that ranked the ZIP code at No. 400. Per the study, the 85253 ZIP had the highest home value of $3,023,904 with 8,815 housing units.
· To make the top 100, listings had to have a minimum of $2 million median sale price, compared to five years ago, when fewer than 50 of the most exclusive ZIPs had reached that mark. Ten ZIP codes surpassed $5 million this year — all in California (7), New York (2) and Florida (1).
· Paradise Valley’s 85253 ZIP code ranks No. 23 among the country’s most expensive communities,according to the October report from PropertyShark.

We look forward to a September full of transitions. According to Bloomberg (8/31/ 25) the next few weeks will be pivotal in determining whether Wall Street’s rally has room to run. September is often the market’s toughest month, but so far, momentum has remained strong. The S&P 500 is in its longest positive stretch since July 2024, recently closing at a record high of 6,501 on August 28. That puts the index up 9.8% for the year and nearly 30% above its April 8 low.

According to Thomas Lee, head of research at Fundstrat Global Advisors, the Federal Reserve’s return to a dovish rate-cutting cycle could shape the path forward. While he anticipates a short-term dip, he believes the S&P could climb to 6,800–7,000 by year-end.
Several catalysts will test investor sentiment in the weeks ahead. The September 6 jobs report kicks things off, followed by the Bureau of Labor Statistics’ establishment survey on September 9 and the Consumer Price Index on September 11. The Federal Reserve will announce its latest policy decision on September 17, with Chair Jerome Powell holding a press conference shortly after. Rounding out the month, September 19 brings “triple witching,” when a wide range of equity-linked options expire, often sparking volatility.
How markets absorb these data points and policy decisions will determine whether August’s strength carries into the fall—or if September once again lives up to its reputation as a challenging month for equities.
