Today’s question is: Does a Low Appraisal Require the Seller to Reduce the Purchase Price?

📏 The Situation:
A buyer’s agent claims the seller is contractually required to reduce the purchase price after the property appraises $15,000 below the agreed upon contract price.

❓ The Legal Question:
Is the seller obligated to reduce the purchase price to match the appraised value?

✅ The Short Answer:
No.

🗨 The Discussion:
A low appraisal does not force the seller to drop the price. Plain and simple.

When a home appraises below the contract price, the buyer has a choice to make: walk away and get their earnest money back, or move forward knowing they are paying more than the appraised value. That decision belongs to the buyer. What the buyer cannot do is demand that the seller lower the price to match the appraisal. Nothing in the Arizona purchase contract requires that. The seller agreed to sell at a specific price, and that price stands unless both parties voluntarily agree to change it.

If you are a buyer in this situation, talk to your agent about your options before assuming the seller has to budge. And if you are a seller, know that a low appraisal is not an automatic reason to renegotiate.

A golf course view can add significant value to a home, but there’s no universal “golf course premium.” ⛳️

A recent analysis of homes across Greater Phoenix found that the value of a golf course view depends less on the course itself and more on how rare that view is within the community.

For example:

🏌️ Mirabel Club: +91%
🏌️ Grayhawk: +37%
🏌️ DC Ranch: +33%
🏌️ Biltmore Estates: +24%
🏌️ Pinnacle Peak: +22%
🏌️ Rio Verde: -2%

In DC Ranch, only about 6% of homes have a golf course view. In Rio Verde, roughly 4 in 10 homes back onto a fairway.

The takeaway? Scarcity creates value.

For sellers, a golf course lot isn’t simply a percentage you add to a valuation.
For buyers, the real question is how rare that view is within the community.
