It amazes me the level of bottom feeding shady tactics investors use try to screw your client on a deal. Long story short an investment company offers my client just over 1 million dollars for my clients home. A bit under where he wanted to be but he accepted the offer same old same old all cash 10 COE. 4 days after accepted contract they gave partial earnest deposit there title company would not return emails etc. Sent a 3 day cure notice.
On Friday I receive a call buyer stating we have decided to reduce our purchase price to 800,000 way way way way below comps in this multi million area. He told me I should pursuade my client to accept the much lower offer. I stated to him my client hired to represent him my duty is to my client if you dont know what that means
Look it up (Fiduciary responsibility) my client rejected the offer. And this morning I get an email from there title company with a cancelation notice. No paperwork signed by either party no contact from title company at all. I have Been doing this a long time
Never have I seen such bottom feeding tactics
Before. Moral of the story when you hire a Realtor ( Me) I will always have your back and never do anything shady or put my own needs above yours!!!!!!!!
