Thanksgiving Heroes Update, thank you to Patty from Utah for nominating this local family to receive Thanksgiving Love:

"This is my sister and her Husband. He was diagnosed with stage 4 cancer and is undergoing chemotherapy. In addition, she has taken short term disability to care for him and is the family source of income. She also has her daughter who is a single mother living with them making this time a very hard situation for them. John is a vet from the marines and a very proud man. They have 4 in the house and just need some help to celebrate family, life and enjoy life."

Patty, we will be there the Saturday before Thanksgiving and call ahead so they know a meal is headed their way.

I am fascinated with the real estate practices of the past. I found an old map with "Ruins" marked on it way out in the middle of nowhere near Payson, AZ. I decided I would find those RUINS!

Agent Collective State of the Luxury Market Mastermind was today, here is some commentary:
Today we looked at the listing success rate in Scottsdale/PV on $2.0M+ listings. Currently, only 40% of these listings are actually successfully selling. I suspect the primary reason for this is that many sellers with properties of all conditions saw an all-time high in demand and property value back in 2022 and have not adjusted their price expectations to the current market conditions. This is leading to much higher days on the market and an increasingly high listing failure rate for sellers in this price range.
One trend for this market and it appears to hold for most price points including this price range, is the updated - move in ready - high curb appeal properties are selling quickly and for top dollar with buyers looking to avoid the headache and high and unpredictable costs related to renovation. The properties that are perceived as needing updating or more significant work are needing more days on the market and more significant price adjustments in order to find the right buyers.

As we explore the use of social media more and more in our businesses, please be aware of the proper use of the REALTOR® Trademark. If you think they won't come knocking, they will. I was using the domain name HolisticRealtor.com at one point in my career and received a call from NAR's attorney.....I had to take the site down and stop using that domain, which was also my primary email address at the time.
