**"Why Are Home Prices Still So High?"** It's one of the questions I'm asked most often, and the answer is more complex than many people realize.
Home values aren't determined by a single factor. Instead, they're influenced by a combination of local, national, and global economic conditions.
Here are just a few of the major factors that affect today's housing market:
🏡 **The Cost of Living**
Everything from food, utilities, insurance, transportation, and wages contributes to the overall cost of owning and building a home.
🔨 **The Cost of New Construction**
Builders continue to face higher costs for labor, building materials, infrastructure, and financing. In Arizona, another challenge is the limited supply of privately owned land available for development. Much of our state's land is federally or state-owned, reducing the amount available for residential construction. Water availability and long-term planning also play important roles in where and how new communities can be built.

The housing market doesn't exist in a vacuum. Interest rates, inflation, supply chain disruptions, immigration, labor availability, geopolitical events, and the cost of raw materials such as lumber, steel, and concrete all affect the price of housing.

Like any market, real estate is driven by supply and demand. When more people are looking to buy than there are homes available, prices generally rise. When inventory increases and demand softens, buyers typically gain more negotiating power.

Many developers are choosing to build neighborhoods designed specifically for long-term rentals because they believe the rental model offers attractive long-term returns. While these communities provide additional housing choices, they also mean that fewer newly built homes are available for purchase, which can influence the overall housing supply.
