Here is what I always tell my buyers to look for on a tour:

▪️ How the light actually moves through the home. Photos are always taken at the best time of day. Visit at different times if a home is high on your list
▪️ Sounds and noise levels. Busy street, nearby freeway, flight path, or loud neighbors. You will not notice this in photos, but you will notice it every single day you live there
▪️ Smells. Pet odors, moisture, mildew, or heavy air freshener masking something. Your nose will tell you things the camera never captures
▪️ The condition of floors, ceilings, and walls up close. Minor cosmetic issues are one thing. Water stains, soft spots, or cracks that run in a pattern are worth paying attention to
▪️ Storage and flow. Does the layout actually work for how you live? Open floor plans photograph beautifully, but sometimes sacrifice functionality
▪️ The neighborhood at that time of day. Drive around the block, look at neighboring homes, and pay attention to how the area feels

A great photo gets you in the door. A smart tour tells you whether to stay.

▪️ Stay hydrated like it is your job. The dry desert heat pulls moisture out of your body faster than you realize. Carry water everywhere
▪️ Your HVAC is going to work hard. Get it serviced before summer hits, and know who to call if something goes wrong on a 115-degree day
