The latest numbers are in, and the Phoenix market is definitely giving buyers a little more breathing room. 👀

🏠 23,793 homes for sale
📈 4.3 months of inventory
⏰ 87 average days on market
💰 $445,000 median sales price
🤝 Homes are selling for about 97.24% of list price

Here’s what I find interesting: we have more inventory and longer market times, but the median sales price is basically unchanged from this time last year.

✨ Buyers: More choices, less pressure and more opportunity to negotiate.
✨ Sellers: Pricing matters more than ever. Buyers have options, so simply putting a home on the market and hoping for the best isn’t the strategy anymore.
Every neighborhood and price point tells a slightly different story, though.
