Same price per square foot. Not the same home.

That's one of the first things my background in appraisal taught me, and it still shapes how I walk through a house today. Price per square foot is a useful starting point, but it treats every foot the same, and buyers never do. Layout, lot, view, the condition of the big-ticket items, and which upgrades were actually worth it all show up in the final number, even when they don't show up on paper.

Before I send an offer on your behalf, I pick up the phone.

It sounds small, but the agent on the other side of your deal is a real person with a client to protect, a reputation in this market and an inbox full of PDFs. A quick call gives your offer context before it ever lands there. I ask what matters most to their seller. I ask which homes they leaned on when they set the price. And I make sure they look good in front of their client, because an agent who feels respected presents your offer very differently than one who feels attacked.

Our team recently sat in on a negotiation training, and one idea stuck with me: agent ego can be one of the biggest obstacles in a transaction. Part of my job is quietly taking it off the table so the conversation stays focused on your goals.
