Phoenix Market Update: What This Means for You Right Now

If you’re thinking about buying or selling in Phoenix, the market just shifted — and most people are misreading it.

Inventory is up 11%.
Homes under contract are up 6.8%.
Median sales price is holding at $445,000 (down just 1.1%).

So what does that actually mean for you?

Let’s break it down.

We currently have 23,326 active listings across the Phoenix Metro area. That’s more opportunity for buyers — but it also means sellers need stronger strategy and pricing precision.

At the same time, 6,613 homes are under contract. Serious buyers are still making moves. They’re just being more selective.

Median days to contract has increased to 59 days. That tells us homes are selling — but only when positioned correctly.

And with 114 days of supply, we’re in a more balanced market than we’ve seen in recent years.

For Sellers:
You can absolutely sell — but pricing, presentation, and negotiation matter more than ever. The days of “list it and wait for multiple offers” are mostly behind us. Strategic preparation is the edge.

For Buyers:
You have more options and slightly more leverage. But the best homes still move quickly when they’re priced right.

While most people are enjoying a well-earned day off, we know what actually happens in real estate on a holiday weekend.
