Welcome to Fall!

Here is a quick "To Do List" for all of you:

-Since so many homes are coming back on the market, in addition to new listings, there is more inventory now than in the past several months. Inventory is your product, know it!

-Time to get back to doing Open Houses. They have been quite active lately, even during the Summer Months. As the weather cools, traffic will be better...but will be even more so as winter visitors return to the Valley.

-Time to review pricing with your Sellers. Do a fresh CMA on all your listings and have a conversation with your clients. Reference the increase in inventory, the relative slow appreciation in most areas and Mike Orr's excellent Cromford Report, where he has indicated that the market is swinging in favor of Buyers. You can't be overpriced coming into this season.

-Time to touch base with all past clients as their focus shifts from summer to winter and may begin revisiting a real estate purchase in AZ

June 2011 in Maricopa County, the number of homes sold (11,147) was actually higher than the number of new listings to hit the market (10,407)! The current Month’s Supply of Inventory for Maricopa County is 2.73.
If this market trend continues, your buyers will have trouble finding good homes and prices will have to begin moving upward as competition for available inventory becomes very fierce. Bottom line, if they find a home they like today, they better buy it.

Are your clients thinking about taking their house off the market for the summer? In all of Maricopa Cty there are only 18,459 ACTIVE Single-Family homes on the market. Now is the time to have listings! Make your listings look "fresh" by changing the Primary Photo and rewriting the text. Also, any price change will make your listings show up again in client's portals keeping your properties "on the radar"!

From this morning's AZ Republic. After reading in their paper the last few weeks that median home prices were heading below $100K, this is a nice turnaround! Median prices for March are projected to INCREASE to $114K (Up from $110K). Note that "Sales Volumes are up year over year", "New (and pending) foreclosure notices are declining", and "Higher prices are being paid by investors for homes at auction".
