When King Powell drops interest rates, buyers flood the market, creating more competition in a neutral or low-inventory environment. That competition gives sellers the upper hand, boosting their negotiating power.

We showed our new listing 14 times over the weekend and received multiple offers. My client accepted one over list price. The buyers even shortened their inspection period included an appraisal shortfall, and agreed to accept the property as is.

All of this in a 7% interest rate environment.

We got an acceptance on this property earlier this week. The seller accepted our offer which was $25k below list price AND they agreed to 4% concessions… that’s a total of a $45k discount. The 4% concessions will be used to permanently buy down the interest rate which will allow my clients to qualify for the loan.

If you are a buyer in this market try asking for an unreasonable amount of concessions- the worst they can say is no. If you’re a seller in this market, you need to hire an agent that knows how to properly market properties in a buyers market… otherwise you may have to give up $45k in concessions.

This bad boy closed today. My client was the buyer and the seller agrees to kick in over $15k worth of concessions which allowed my client to buy down his rate.

Timing was perfect too since rates started to dip after we got under contract!

If you’re thinking about buying, interest rates have been going down so let’s do it before competition picks up again.
