I hate to admit it… but they were right. 😂

You know those people. The ones who've been telling you for years — "just move to Scottsdale, you'll love it, why are you still waiting?"

Yeah. It really is that good.

Here's what nobody tells you until you actually get here:
☀️ The weather people complain about? You'll miss it when you leave. There is something about waking up to 300 days of sunshine that rewires your brain. You stop being tired. You start being outside. It changes you.
🍽️ The food scene is legitimately world class. Not "good for Arizona." Just good. Full stop. Old Town alone has restaurants that compete with any major city in the country.
🏃 You will become an outdoor person whether you planned to or not. Trails everywhere. Bikes everywhere. Pickleball courts on every corner. The lifestyle here pulls you in.
💰 Your money goes further than you think. Compared to LA, Chicago, New York, Seattle — you get significantly more home, significantly more space, and significantly lower taxes. The math is not close.

Everyone is talking about Al... meanwhile, I'm over here putting up signs for my open house, answering buyer questions, and checking disclosures.

And honestly? Real estate is still very human.

Al can give you information.
But it can't walk through a house and notice the smell of moisture in the basement.

It can't calm down nervous buyers before an offer.
It can't read the energy of a negotiation.
And it definitely can't replace genuine relationships.

So yes, l'll keep learning about Al...

The media says inventory is up. Let me show you what that actually means when you're buying in Scottsdale. 👇

I pulled the live numbers this week. Here's what I found.
Maricopa County total active listings: 26,340 homes.
Sounds like a buyer's paradise, right? That's what the headlines want you to believe.

Now let's filter it the way a real buyer actually searches.
Specific area of Scottsdale? ⬇️
Price range that makes sense? ⬇️
Single family home, not a condo or townhouse? ⬇️
Minimum square footage that fits a real family? ⬇️

26,340 becomes 11.
Eleven homes.

That's the actual market you're competing in — not the one the news is reporting on. And out of those 11, maybe 3 have the right floor plan. Maybe 2 are actually move-in ready. Maybe 1 has the backyard you need for an Arizona summer.

This is why I get frustrated when out-of-state buyers call me and say "we heard inventory is really high so we have a lot of time." You don't. Not in the specific pocket of Scottsdale you actually want to live in.

The broad numbers are real. They just have nothing to do with your search.
High county inventory does not mean high inventory in your price range, your preferred neighborhood, your home type, and your minimum size requirements. Those are four filters that cut the market down to almost nothing — every single time.

This is exactly why working with someone who knows this market at street level matters. I'm not looking at county-wide data and calling it a day. I'm looking at your specific criteria and telling you the truth about what's actually out there.

Yes, I'm a real estate agent.
And no — I won't always tell you to buy.

I know that's not what you expect to hear from someone in my business. But I'd rather be straight with you than close a deal that wasn't right for your life.

Here's what I actually believe:
If you're not planning to stay put for at least a few years, buying might cost you more than renting. Closing costs, transaction fees, market fluctuations — they add up fast. Renting buys you flexibility. And sometimes flexibility is exactly what you need.

Qualifying for a mortgage and actually being able to afford one comfortably are two completely different things. I've seen people get approved and then spend years house-poor. That's not a win.

The market doesn't affect every buyer the same way. What's happening in the headlines might have nothing to do with your price range, your neighborhood, or your timeline. Stop making decisions based on news cycles.
