Everyone is talking about Al... meanwhile, I'm over here putting up signs for my open house, answering buyer questions, and checking disclosures.

And honestly? Real estate is still very human.

Al can give you information.
But it can't walk through a house and notice the smell of moisture in the basement.

It can't calm down nervous buyers before an offer.
It can't read the energy of a negotiation.
And it definitely can't replace genuine relationships.

I pulled the live numbers this week. Here's what I found.
Maricopa County total active listings: 26,340 homes.
Sounds like a buyer's paradise, right? That's what the headlines want you to believe.

Now let's filter it the way a real buyer actually searches.
Specific area of Scottsdale? ⬇️
Price range that makes sense? ⬇️
Single family home, not a condo or townhouse? ⬇️
Minimum square footage that fits a real family? ⬇️

26,340 becomes 11.
Eleven homes.

That's the actual market you're competing in β€” not the one the news is reporting on. And out of those 11, maybe 3 have the right floor plan. Maybe 2 are actually move-in ready. Maybe 1 has the backyard you need for an Arizona summer.

This is why I get frustrated when out-of-state buyers call me and say "we heard inventory is really high so we have a lot of time." You don't. Not in the specific pocket of Scottsdale you actually want to live in.
