Just Sold for $670,000!✨
They were ready to take the offer and move on.
I understood why...

Their home was competing with other resale homes still sitting on the market, PLUS new construction offering buyers attractive financing incentives. However, my sellers had followed the strategy we laid out, and it worked!...the very first showing produced an offer.

Relief arrived quickly! So did the temptation to accept less.

My sellers were prepared to settle at a number that felt safe enough to get the move finished. I saw more room...

“Stand by. Let me negotiate this.”

That is where experience gets quiet...

The buyer already liked the house. The buyer’s agent understood the appeal. My job was to help them see why this resale home created value even while builders nearby were competing with rate incentives & then negotiate from that position with enough finesse to keep everyone moving toward the same closing table.

We ultimately closed $10,000 above the number my sellers were prepared to accept and $20,000 above the highest previous sale in the area!

Then, late in the transaction, a lien surfaced that my sellers had never known existed.

Suddenly, the money we had negotiated earlier carried an entirely different weight. The additional proceeds created the room the transaction needed to keep moving all the way to closing.

That is when their texts started arriving.
“OMG 😳 Thank you very much for EVERYTHING!!!”

Then:
“WOW. Thank you 🙏”

And later:
“We would not have been able to close without your help.”

My favorite came last:
“Yes, even with all the houses on sale around us… thank you, thank you 🙏”

They followed the strategy. They trusted the process. And when fear made settling feel tempting, we gave the negotiation a little more room to work.

Maybe.

But before you decide to wait, I want to see the math.

A 1% change in mortgage rate can change the principal and interest payment by roughly 10%, depending on the loan amount and structure. That matters.

What also matters is whether the seller is willing to help.

A seller credit can sometimes be used toward a temporary or permanent rate buydown, which may lower your payment enough to create a path to the home you want without waiting for the market to become “perfect.”

That is the part buyers often miss.

The question is not only:

“What is today’s rate?”

It is:

“What does this home cost me monthly, what can we negotiate, and what structure gets me where I want to go?”

Maybe you are buying your first home.

Maybe you are moving up.

Maybe you are downsizing.

Maybe you want a second home in Arizona.

Maybe you are making a luxury move and trying to decide whether to buy now or wait.

Different goals. Different math.

Arizona is growing but its water story may surprise you. 🌵💧

According to the Common Sense Institute, Arizona’s total water use declined 16% from 1985 to 2022, even as the state’s population roughly doubled and its economy expanded significantly.

That’s an important statistic for anyone who lives, works, invests, or owns real estate in Arizona. Water will continue to be an important part of conversations around growth, development, housing, infrastructure, and the future of our communities.

The bigger picture is worth understanding: Arizona has grown tremendously while becoming more efficient in how water is used.
