My client loved this neighborhood! The challenge was that a number of the units were owned by people who hadn't put much maintenance or upkeep into their units. It could have been for any number of reasons, not their skill set, not enough cash to update, who knows. It did cause us some challenges. We had to walk from our first choice after the inspection raised red flags for her.

Finally, I pulled up information on all the homes that fit her criteria and checked the dates of key items, like air conditioners. I did not show her any home that had not had that feature updated in more than 5 years.

We found the perfect one for her and the inspection went well with nothing that gave her pause.

It was a wonderful process with both parties working together to get the home sold.

I have always been of service to others. In my early twenties, I was a flight attendant for Eastern Airlines. Then as a secretary, working for sales reps for a food manufacturer. Eventually moving into a sales positions for a variety of food manufacturers selling to some of the top restaurant chains in the US.

My job was always to listen and get people what they needed. It is the same now. It can be a challenge to get to what people actually want, but we get there. I have always enjoyed helping others and I think that is that has been put in my heart.

While we enjoy time with our family, I will be remembering my father and others in the military who have given so much for their country. That is a level of bravery and honor beyond anything I've seen. I am proud of my father's time in the Army, although the cost was great.

Clients ask where I like to go in the area, so I thought I would share a few favorites!

In the Sundial area, my husband and I like to eat at Keeler's and Pizzacata. He loves the Steak Tartare at Keeler's, but with toasted bread instead of the chips. At Pizzacata, I love the Gnocchi Gorgonzola with crumbled Italian sausage. I also like taking friends to Venues for lunch because of the food and relaxing feel. My favorite dish for lunch tends to be the Sweet Heat Burger!

For shopping, I love going to Easy Street Boutique, during season, and can never not purchase something! When putting together Chamber of Commerce backets, I love to buy items from Local Finds and Seared Living. (I get the actual baskets at Kiwanis or other resale shops like Daisy's Rescued Finds).

I'm excited to visit Modernly Mindful and see Kyle's beautiful designs. And I have plans to go back to Adelante for my new gift basket build.

An afternoon at English Rose is a treat. My friends and I have lots of hats and fascinators we can wear for the experience, so it's a perfect fit! I CANNOT resist the Macarons they make there. That is a gifted baker!

For fun, a few of my friends and I like to take art classes from both Sonoran Arts League and Creative Cactus. You can try just about anything artistic in Carefree. My friend Monda Houle is a watercolor artist who shares her talents there! It is a fun, relaxing and educational way to spend some time.

For those of you who like to ask, "How's the market?" Here's a quick glance:

We have 249 active listings in Cave Creek; of those 222 are single family homes.

They range in price from $475,000 for a 3-bedroom, 2-bathroom home in 1,282 square feet, which has been on the market for only 19 days. Up to a $11,000,000 home to be built in 2027 with 5-bedrooms and 6-bathrooms in 7,934 square feet on 4.7 acres, which has been on the market for 822 days.

Of those homes, we have 75 that are under $999,999; 96 between $1,000,000 and $1,999,999; and 51 that are over $2,000,000.

The number of listings is down slightly, but prices are still good. It will take 5 months for all of the homes currently on the market to be absorbed (sold). The average number of days on market is 90.

If you have a home in good condition, well-maintained and with updated, chances are good that it will be on the market for less time.

My Buyers were looking for their first home, one that they could grow into. They have their first baby on the way and there is a potential for more.

We looked at a number of homes, but most weren't quite right, not a lot of space for the future little ones, if there are more after the first. And some were not in the best of areas for their needs. We viewed and almost offered on the exact home, but with a pool. It would have been a big stretch for the budget. Fortunately, they weren't in a rush and within a couple of weeks this house appeared on our radar. While still higher than wanted, they were able to get additional monies for down payment to lower the monthly payment. Additionally, the Sellers were open to offering credits. My Buyers were able to obtain a 3-2-1 buy down. That means the payment for the first 3 years is lower than the original mortgage payment.

In the end, they were able to get this home for less than they were paying for a rental home that was half the size!
