My in-laws are Moving back to Illinois and I’m selling their house. I hope they don’t see this post…

Why are they moving??

Isn’t Arizona awesome?

I think it’s the lack of roots/missing old friends..

And…

They have other kids back in Illinois.

One of them has a 2 year old and another on the way. Hi Tom šŸ‘‹

Our kids are a little older now and a bit less dependent on Nana and Papa.

So… what about the house…

It’s a well cared for 4 bed 2 bath home with an updated kitchen and nice updated counters in the bathrooms.

It’s sits adjacent to the entrance of the greenbelt.

No neighbors behind or on the west side.

It has a view fence open to the playground. A perfect way to keep connected to your neighbors and keep an eye on your kiddos once you give them a bit more freedom.

The only traffic that goes through here are people that live here as the street dead ends.

The kids would always play outside and all over this area.

It’s a quick walk or bike ride to the main community park.

A super fast walk to school.

The kitchen is updated.

And they even added a super fun booth that was custom made for the space. A great gathering area

The home is located in Power Ranch. One of the best communities in Gilbert Arizona.

It has a fishing lake with a 90% completed fishing pier.

A splash pad.

Two pools. One is HUGE with lap swimming (heated in winter btw) and another has some fun sea creatures, perfect for toddlers with a huge 3’ deep section and a deeper 6’ section.

Both pools have been ā€œrefreshedā€ as of late, so no decaying areas like a lot of other communities.

A piece of land in Gilbert sat empty for 23 years.

Nobody wanted it. Homebuilders tried. Retailers passed. It just sat there, collecting dust while residents drove 5 miles out of town to shop.

Then one vote changed everything.

4 to 3.

Gilbert Town Council just approved a 128,000 square foot retailer at Higley and Ocotillo. And not everyone is happy about it.

Here’s where it gets interesting.

The man who owns the land? His family name is on grocery stores across Arizona. He tried to sell it for years and couldn’t. He even tried to flip it to residential, and the town said no.

So he took the only deal on the table.

Neighbors showed up to fight it. They wanted boutique shops and restaurants, not a big box store backed up against their backyards. The council was split right down the middle.

And then there’s the traffic argument nobody saw coming.

The developer brought in a study showing this project would actually generate LESS traffic than what the zoning previously allowed. Less than a full retail strip with 25 tenants coming and going.

Whether you believe that or not is a separate conversation.

What matters for Gilbert residents is this: a corner that collected weeds for two decades is finally getting built. New jobs. New tax revenue staying local instead of flowing to Queen Creek.

The question nobody’s asking yet? What’s going in next door.

How strong is Arizona’s job market??

$34 Billion was poured into Arizona in 2025…

That’s not a headline. That’s a job market shift ..and it’s reshaping exactly where people are buying homes.

28,000 new jobs are projected to hit the Phoenix metro tied to that growth. Here’s what that actually looks like on the ground:

āœ… TSMC building a massive semiconductor campus in North Phoenix (12,000+ jobs)

āœ… Intel with major manufacturing + R&D along Chandler’s Price Road corridor
āœ… Mayo Clinic mid-expansion — $1.9 billion, 1.2 million sq ft
āœ… Banner Health, Honeywell, Raytheon, General Dynamics… all anchored here

But here’s what most people miss…these jobs aren’t scattered.

They’re clustered in specific corridors.

Which means if you’re relocating for work, you can actually target neighborhoods that line up with where you’ll be every day.

North Phoenix. Chandler. Tempe. Each one tied to a different industry hub.

This is exactly why the buyers who do their homework end up way happier with where they land. Location strategy beats just finding a nice house every time.

Forget vacations… we get to do this every weekend in the summer….

I noticed a lot of people don’t take advantage of the rivers here.

There’s the salt river in the north east valley…

And the Verde river a bit further north running through Cottonwood.

Natives will say the salt river is gross…

I’ve never had an issue with it.

Tons of people kayak, paddle board and float down it.

Some are there for a sense of peace and adventure.

Others are there to drink alcohol and party..

That’s gotta be a rough hangover with that much heat…

The best part is getting to see the majestic horses.

The best time to go is at sunrise IMO. You get there early enough to miss the full effects of that crazy sun.

There are a ton of treasures in the east valley. It’s why I prefer it over the west valley.

Although they do have Lake Pleasant!

And the Cardinals…?!

You can find some great communities in the east valley, no doubt.

Pretty close to this exact spot!

When I moved here ten years ago, I honestly didn’t hunk to ask about the water situation…

Now… it’s everywhere…

If you’ve been watching those Hoover Dam / Lake Mead videos and quietly wondering if moving to Arizona is a terrible idea ….I get it. That stuff looks bad.

But the fact is…
Phoenix is using the same amount of water it used in the 1950s.

7x the population.

Same total usage.

There’s a massive piece of the story that never makes it into those terror clips.

Arizona passed a law in 1980 that said you literally cannot build homes without proving where the water comes from for the next 100 years.

Not an estimate. Proof.

No other state does that.
