Phoenix, Tucson Show Steady Progress in Housing Affordability
For those tracking affordability across the nation, Arizona’s two largest housing markets—Phoenix-Mesa-Chandler and Tucson—have landed squarely in the middle of the pack according to a recent national housing affordability report. With Phoenix-Mesa-Chandler ranked at No. 40 and a median price of $507,246, we’re seeing a balance between demand and homebuilding that keeps us competitive, though not at the top for affordability. Southern California’s markets, by contrast, continue to face significant affordability challenges, with Los Angeles coming in last nationwide. Having spent over three decades working with clients throughout the Valley, I’ve seen firsthand how our region’s real estate landscape shifts in response to these trends. Staying informed about where we stand helps buyers and sellers make more confident and well-timed decisions.

US Existing Home Sales Hit a 14-Month Low
As someone who's spent over three decades guiding clients through Arizona real estate, I pay close attention to national trends and what they mean for our local market. This Mid-Q3, US existing-home sales dipped to a 14-month low—slipping just below 4 million at a 3.98M annual pace, down 2% month-over-month. With 30-year fixed mortgage rates averaging close to 7% and inventory climbing to a 4.9-month supply, buyers now have more choices as listings accumulate nationwide.

The median price for existing homes hit $429,100, marking a Mid-Q3 record—higher-priced homes continue to see the most activity. Even in a shifting market, rising wages and steady job growth are keeping demand solid, and the larger pool of listings is creating more room for negotiation. First-time buyers made up 30% of recent purchases, cash transactions were 27%, and the typical home spent 31 days on the market.

Having represented a wide range of clients across the Valley, I know a changing market can mean new opportunities. Experience and thorough follow-through are key to making the most of them—whether you’re buying, selling, or just exploring your options.

4 Questions Shaping US Housing Affordability
Housing affordability is on everyone’s mind, and having spent over three decades guiding clients through the ups and downs of the Scottsdale and Phoenix markets, I’ve seen how quickly dynamics can shift. Lately, we’re seeing clear signs of disinflation in housing—buyers and sellers are often at odds, with sellers now offering more concessions. For many households working toward homeownership, this can mean meaningful savings.

Yet, borrowing costs remain the main challenge. With benchmark Treasury yields near 5% and the average 30-year mortgage rate moving above the low-7% range, affordability continues to be stretched. In the four weeks ending September 13, the median monthly mortgage payment hit around $2,600—a 3% increase from last year—highlighting the impact of higher financing costs.

Resale inventory remains tight, as many homeowners are holding onto their lower-rate loans, keeping new listings scarce and often expecting prices that reflect the pandemic era. Despite these hurdles, industry perspectives point to a market correction aiming for stability rather than a downturn. We’re still seeing strong equity, responsible lending practices, and opportunities for both buyers and sellers. In my experience, a steady hand and thorough guidance can help you navigate these complexities and find the right fit, regardless of market shifts.

Top Cities Where Real Estate is Poised to Boom in the Next 2 Years: 2026-2027
In my 30+ years navigating real estate markets across the Valley and beyond, I’ve seen how certain cities set the pace for future growth. Recent projections point to places like Dallas-Fort Worth and Raleigh-Durham—areas with robust job creation, strong inbound migration, and attainable home prices—as markets to watch for 2026 and 2027. Experts anticipate home values in these cities could rise by 2-3%, with mortgage rates hovering around 6.3% and rental returns reaching 5-8% through 2027. For buyers and investors, understanding these trends—and how they may compare to opportunities here in Scottsdale and Phoenix—can be key to making informed moves. I always strive to bring a thorough, diligent approach to market changes, so clients feel confident as they plan their next steps.

Here's how Metro Phoenix ranks among buyer-friendly housing markets
National housing trends are shifting, and it’s interesting to see where Metro Phoenix stands. According to recent data, 70% of the top 100 U.S. metro areas now favor buyers or are moving in that direction—the highest level since 2019. Seller’s markets have dropped to 25%. Listing prices saw declines in 60 metros, with the South tilting toward buyers while the Midwest remains a seller’s stronghold. Here in the Valley, I’m seeing these trends reflected in real conversations and transactions every day. After three decades of helping clients buy and sell across the Phoenix and Scottsdale areas, I know how important it is to stay ahead of these shifts. For both buyers and sellers, understanding where our market fits into this bigger picture is key to making confident decisions.

Could U.S. Rates Stay Higher in 2027?
As we look ahead, the question of whether U.S. interest rates could remain higher even into 2027 has real implications for our local housing market here in the Valley. Ongoing inflation and those elevated long-term Treasury yields are making it less likely we’ll see a swift return to the low-rate environment many buyers and sellers have grown accustomed to. The Federal Reserve is carefully weighing inflation concerns against some emerging signs of slower economic growth, which is creating a push-pull effect on rate policy. For anyone considering a move or investment, these higher long-term yields may keep borrowing costs up for homebuyers, sellers, and investors alike. Right now, a balanced strategy is becoming more important as interest-rate uncertainty, fiscal pressures, and inflation continue shaping the market. With over three decades of local experience, I know how these shifts can impact your real estate decisions—and I’m committed to helping clients navigate through the changes ahead with diligence and thorough service.
