This one took time — and today, it closed 🏡

254 days.

Not a flex. Not a failure.
Just the reality of today’s market.

Some homes sell quickly. Others take longer. It comes down to finding the right buyer — someone looking for exactly what your home offers — and having an agent who’s willing to have honest, ongoing conversations along the way.

The fast-paced chaos of the early 2020s is gone. Strategy matters. Communication matters. Patience matters.

What made the difference:

First thing I’d do?
Pick a really good realtor 😉 (hi, it’s me).

Then I wouldn’t panic-scroll listings or try to time the market — because you can’t.
I’d just get a feel for what the market looks like so there are no surprises.

I’d get clear on why I want to move, run the numbers early, and talk to a lender before touring homes.

And I’d choose a home that fits real life — not just the highlight reel.

Because moving isn’t just about a house.
