In my last post I wondered aloud how low interest rates would go, and now three months later the answer is pretty darn low!
The average 30-year rate is between 3.5% - 3.625%, and if the trend continues, they will decrease even further.
We continue to be in a very strong market and price appreciation continues. Here are some of the latest charts from The Cromford Report, Bloomberg, and the Census Bureau,including a look at another source of our strong real estate market, domestic in-state migration from other states.
And here in The Villages, we are situated in close proximity to the tremendous amount of job creation occurring on the Salt River Indian Reservation. This is affecting demand.

Interest rates keep dropping and the market continues to strengthen.
After a bit of a lull this past winter it's just like 2018 - a super strong year. I see this trend continuing through the summer.
Here's the pictures in charts, with both the price per sq foot and contract ratio charts being dwelling type, zip code and price range specific. (IOW, pertinent to The Villages.)

Quite a substantial drop in interest rates. Now 4.17%.
Also, the Cromford Market index is once again strengthening. Scottsdale is lagging but that will change shortly.
It's looking and feeling like the slowdown we've had since October has come to an end.
I see a strong market for the rest of spring into summer, but am cautious about the fall. The inversion in interest rates spells "Recession" by or around the end of the year. We'll see.

The Villages Market Update – Spring 2019

In our last report in August 2018 the market was hot, hot, HOT. Due to high summertime demand, we were seeing a scarcity of inventory but at this time we also had noted a plateau in pricing.
*** Since then, two notable trends have merged: a continued and prolonged sideways movement with pricing, and a substantial drop in market activity – in terms of the number of new listings and properties sold. ***
This chart shows the monthly average price per square foot for closed sales in the Villages based on the most recent six-month average. This measure is a bit of a trailing indicator, but it helps smooth out month-to-month fluctuations that can occur due our community’s limited sample size.
The average sales price per square foot in the Villages has remained within a narrow channel, between $195 - $200 per square foot for the past 9 months. In the immediate preceding 9 months period (Aug 17 – May 18) the average price per sq ft rose $25. Clearly this is a break in the trend.

The Villages – End of Summer 2018 Market Report
In 2017 The Villages experienced substantial price appreciation and the question on people’s minds as we entered 2018 was, “Will it continue?” Well, with eight months under our belt, the answer is a clear and resounding “Yes!”
It was only last year when a list price of $200 per square foot raised eyebrows – and today it is nearly the norm with the trailing six-month average of $197 per square foot.
As we near the end of summer, the Villages is experiencing an acute shortage of listings. Currently there are just 3 (!!!) properties on the market in this 900+ condo community. I cannot recall the available inventory being so low.
I certainly expect the number of new listings to increase during the fall months, but the question is will it last and begin to build inventory, or will these new listings be snapped up allowing our shortage to remain? So far they are being snapped.
Please see this pair of charts and in my next post I'll offer a few thoughts on Buying or selling at this time and in this environment.

These charts tell the story of where we are with real estate in this immediate area so I won’t add many words.
This data is 85258 and 85260 specific, considers condos only, and includes a price range that is aligned with The Villages – and many other similar nearby communities.
In the next week or so I’ll post Villages-specific numbers and try to answer one key question: Will the market continue to rise? Or are we entering a plateau period with regards to pricing?

Interest Rates!
After an extended (30 Year) downward trend some are asking if “the bottom is in” and if we are now entering a new era with rising rates.
Certainly, rising rates have been warned about (Better buy now!!) for the past 5 years but this has failed to materialize. So far this year rates have risen about a half a percent, which in the Villages translates to an extra $60 - $70 per month based on a 20% and 5% down payment (respectively) for a $250,000 property with a 30-year mortgage.
Will rates continue to rise? Is this the change in tide that will lead to 5.5%, 6%, or higher rates?
I honestly don’t know. I never bought into the “rates were about to jump” bandwagon of recent years but this does feel a little different. Still, a part of me feels that with one big negative turn in the economy rates are going south. But the economy looks good right now, and in this area, very good. So we will have to see!
And as an aside, I see no evidence of rising rates having affected the demand side of the market. It still continues to be strong and there are too many Buyers seeking too few properties in our price point. At some point that will change. But when? And what will prices be at that time when compared with today?
