Spilling the (chai) tea ☕️ on what changes TODAY in the AZ Real Estate industry!

👉 There were 2 main changes that came from the NAR Settlement to be aware of...

1️⃣ Everyone who wants to buy a property & have their own representation from a Realtor (highly recommend, considering this is a major financial investment you likely don't embark on every day) will now need to sign a Buyer-Broker agreement BEFORE going to look at properties

🏡 This agreement discusses your Realtor's services & includes compensation... it doesn't necessarily mean you'll be the one paying your Realtor's fee as a Buyer since many Sellers still understand the value in offering compensation, but there's a lot of nuance to this new change that you'll want to make sure your Realtor fully understands so they can advocate for you & your interests

2️⃣ Realtor compensation is no longer listed on the MLS, but again, that doesn't mean it's not still being offered by Sellers

🏡 Savvy Sellers understand that you want well-qualified people on the other end of a transaction to make it successful & protect their best interest

👉So what does this actually mean for you as someone thinking about Buying or Selling a property??

August Housing Horoscopes 🏡✨️ (AKA market update)

☀️ This summer has been very telling in our numbers, that the long anticipated market shift is here... but keep in mind, our seasonality of people getting out of the heat for summer & pausing their moving plans, has returned as well!

🏡 Sellers: While the peak of the frenzy is gone, prices remain high for selling. If you've been on the fence to move, now is a great time as we enter into Fall, with snowbirds returning & before interest rates potentially climb higher. Pricing your home correctly the first time, is crucial!

🏡 Buyers: Inventory continues to go up, giving you more options & some negotiating room again! Sellers are actively adjusting their expectations with our market shift & you have to do the same, knowing that things totally flipping in your favor is still unlikely. As a reminder with real estate being a long term investment, it's better to buy & wait, than to wait & buy.

🤔 Wondering how to decide what to do when it comes to selling or buying in our shifting market? 🏡 Here are my top 3 Tips:

1. Take a breath. 🌬 The only constant thing in life is change, and the Real Estate market is definitely no exception. These shifts are normal, no need to feel like the sky is falling.

2. Hindsight is always 20/20. 📊 If you’re wishing you sold during the frenzy of the last 2 years or bought when interest rates were lower, you’re not alone. BUT rather than feeling regret, listen to those “shoulda – coulda -woulda” thoughts to help guide you into making an actual decision on what to do now if moving is still on your mind.

3. Reach out. ☎️ You don't have to (read: you shouldn't) be making these tough decisions on your own! Contact your go-to Realtor and Lender to just have a conversation about what you're contemplating. Ask questions, get their take on the market, timing your move for your needs or goals, home improvement ideas before selling, etc… that’s literally what we are here for!

If you've been waiting out the crazy market 🤪 hoping for a crash in prices, only to be freaked out now by higher interest rates... you're not alone! Here's my advice though:

1️⃣ Even with a recession, nothing is indicating right now that home prices will be dropping.

2️⃣ Yes, interest rates are now higher than they were the last couple years but those were historically low & still aren't crazy high, in the big picture of where they've been.

3️⃣ Perfect timing doesn't exist. AND you have gained some negotiation power back with Sellers in this shifting market.

Even in Seller's Market, the way you present your 🏡 will impact the type of offers you get! Here are 5 things you should do to get more money, when selling your house 👇

1️⃣ Call your Realtor ASAP to talk about wanting to sell, when you first start even thinking about it. They can guide you on timing & specific things to do or NOT do on your property to yield the highest offers (don't go tearing out the bathrooms when you don't have to!) ✨️

2️⃣ Knowing what's going on in your neighborhood & the CURRENT market is crucial to determine where to price it (your Realtor will pull this info for you... please stay away from the robot estimates 🙏)

3️⃣ Colorful walls are great when you're living there & even though it's a simple change for any new owner to make, some people have a hard time visualizing themselves in a space that is so specific to YOU... neutral paint does wonders when selling 🙌

4️⃣ If you're selling, then you're going to have to pack your stuff at some point anyways. Might as well get a jump on it, starting w/ the knickknacks... this also helps potential buyers visualize themselves & their stuff fitting into the home 📦

5️⃣ It may seem trivial, but if people are walking through the house seeing notable broken items even if they're small (i.e. missing outlet covers, loose door handles, broken blinds, etc.) they may question how well the home has been maintained overall & what bigger issues there could be that they can't so easily see 🛠

Things to note 👇

1️⃣ We have some of our "seasonality" back, compared to the housing mayhem of December 2020. Things typically slow a bit around the holidays & get a bit busier leading into the Spring in AZ. But yes, demand is still high.

2️⃣ This means now is still a good time as a homeowner to use the rapid appreciation we've had over the last 2 years & consider selling with still lower competition in a low inventory market.

3️⃣ Buyers, it's Go time! Prices have risen & will continue to (hopefully just not as exponentially over such a short time that we've been seeing). If you're 3-6 months out on an ideal move time frame, let's talk now to make a plan & get the many balls in motion that come with purchasing.
