Cash buyers continue to have a competitive advantage. With no financing contingency, their offers are often more attractive to sellers, leading to quicker closings and, in some cases, stronger negotiating power. This is especially common among buyers using equity from a previous home purchase.

Buyers using financing are still navigating higher mortgage rates, but they also have more negotiating opportunities than they did a few years ago. Many sellers are offering incentives such as closing cost assistance, interest rate buydowns, or repair credits to help make homeownership more affordable.

This Thursday, October 1st, is the International Day of Older Persons. I have decided to embrace the occasion as a proud member of what I call the "elite group". Membership takes years to earn, and every one of those years has something to teach us.

To my fellow members: We have lived long enough to know that plans change, people surprise us, and some of life’s richest chapters begin well after we thought the story was settled. We achieved numerous things, made mistakes, found our way through hard times, loved deeply, lost painfully, and discovered that we still have more to give.

To those who hope to join us someday: Don’t be in such a hurry to avoid growing older that you miss the privilege of growing wiser. Seek out someone a generation ahead of you. Ask about a choice they’re proud of, a setback they survived, a life lesson learned. Ask them if they could rewind what is one thing they would do less of and the one thing they do more of? Then really listen.

Age alone doesn’t make us wise. What we do with our years does. And whether you’re already in the 'elite group' or still working on your membership, there is no better time than today to make this year count.
