That’s the story heading into spring.

March numbers show a clear increase in activity across the Valley — but this isn’t the frenzy we’ve seen before. Inventory is rising, buyers are more selective, and pricing is leveling out.

Here’s what we’re seeing:

📍 Phoenix: Demand is up, homes are moving faster — but rising inventory is keeping prices in check.
📍 Scottsdale: A true balanced market. Buyers have options, and sellers need to be strategic.
📍 Paradise Valley: A buyer’s market in luxury. More inventory, longer timelines, and real negotiating power.

The biggest factor right now?
Interest rates.

Global uncertainty is keeping rates elevated, which is slowing decision-making and creating a more cautious buyer.

The result → a smarter, more balanced market.

Some homes don't sell the first time. And that's not always a reflection of the home itself.

This one was genuinely beautiful. Thoughtfully designed, great neighborhood, listed in the fall. But it sat. And eventually, it came off the market.

A few months later, the seller made some intentional updates — not because the home lacked style, it had plenty — but to help more buyers connect with it. We relisted, and it sold.

Sometimes the right preparation at the right time makes all the difference. And this story is a good reminder that a home not selling isn't the end — it can just be the beginning of a better strategy.

As we head deeper into spring, the market is starting to wake up. Inventory has continued to grow across the Valley, giving buyers more options, but well-priced homes are still moving. The market today isn’t slow — it’s selective.

Across Phoenix, Scottsdale, and Paradise Valley, inventory has increased while prices remain relatively stable. Phoenix is still showing strong activity with prices climbing to $475K and homes selling in about 41 days. Scottsdale sits in a balanced market with a median price of $1.147M and buyers having more options. In Paradise Valley, luxury inventory remains higher at over 9 months, giving buyers negotiating power, but standout homes are still moving with a median price of $5.325M and average days on market dropping to 33.

Mortgage rates hovering around the low 6% range are helping keep buyers engaged, and historically spring tends to bring the most activity of the year. Many buyers who paused last year are starting to re-enter the market as they adjust to the new normal.

The big takeaway:
This market rewards preparation and strategy.

Phoenix is still leaning seller-friendly, Scottsdale feels balanced, and Paradise Valley remains a luxury market where pricing and patience are key. Buyers have more room to negotiate than they did a few years ago — but the best homes are still moving.
