The strongest portfolios are not just collections of properties. They are expressions of a disciplined thesis.

Hanson Capital’s Phoenix industrial portfolio was assembled across eight assets with a consistent strategy: identify undervalued industrial properties on Phoenix’s path of growth, improve asset performance, and hold through a period of strengthening market fundamentals.

The result was a portfolio that institutional capital could underwrite at scale.

A Fed pause does not mean cheaper capital.

In this video, Hanson Capital previews why the Federal Reserve’s decision to hold rates steady does not automatically lower borrowing costs for commercial real estate.

Lenders remain selective, refinancing remains difficult for many owners, and transaction activity may stay constrained even when policy rates stop moving.

For investors, the key issue is not just where the Fed funds rate sits. It is whether an asset can support durable cash flow in a higher-cost capital environment.

At Hanson Capital, we continue to monitor credit conditions, capital flows, and macroeconomic signals that shape underwriting and long-term investment decisions.

Institutional capital does not acquire portfolios by accident.

Hanson Capital’s 8-asset Phoenix industrial portfolio sold to a J.P. Morgan-backed buyer for approximately $60M after a disciplined value-add strategy focused on infill industrial assets, tenant ex*****on, and market durability.

Across the portfolio, approximately $13.9M of equity invested generated a 3.35x net equity multiple and 31.06% IRR over the hold period.

For investors, the transaction is more than an exit story. It is a case study in how institutional-quality outcomes are built through acquisition discipline, operational control, and a clear thesis.

Tax deferral can materially change the after-tax picture for high-income investors.

Depreciation may create benefits during the hold period, but investors also need to understand what happens when the property is sold - including depreciation recapture, timing, and reinvestment strategy.

The strategic question is not simply how much depreciation an investment generates. It is how deductions, deferral, and future transactions work together across the full investment lifecycle.

For sophisticated investors, tax strategy can influence how much capital remains invested and compounding over time.

A Fed pause does not automatically translate into lower borrowing costs for commercial real estate.

In this week’s Hanson Capital newsletter, we break down why the disconnect matters. The Federal Reserve has held its benchmark rate steady, but long-term Treasury yields remain elevated - keeping pressure on acquisition financing, refinancing activity, and transaction volume.

For investors, the implication is clear: underwriting cannot depend on near-term rate relief. Durable cash flow, conservative leverage, and disciplined basis selection remain essential in today’s capital markets environment.

A real estate sponsor should be evaluated on more than the property.

Investors should also understand how the structure addresses taxes across the full hold period - including depreciation, cost segregation, advisor involvement, and potential flexibility for future 1031 exchanges.

Tax strategy should not be treated as an afterthought. It should be part of the investment structure from the beginning.

For LPs, the right question is not only “What is the business plan?” It is also “How does the structure support after-tax outcomes?”

For years, institutional capital largely focused on larger industrial assets.

Today, many are paying closer attention to small bay industrial as limited supply, constrained infill locations, and diversified tenant bases reshape the opportunity set.

A 1031 exchange can change the compounding equation.

By deferring capital gains taxes, investors may keep more capital invested instead of reducing their reinvestment base at the time of sale.

Over multiple transactions, that difference can become meaningful. The tax liability is not eliminated, but deferral may allow more capital to remain working over time.

For long-term investors, the key question is not just what an asset earns. It is how much capital remains available to compound after tax strategy is considered.
