A few things being a Realtor in the East Valley has taught me:

“Just looking” is almost never just looking.

A 20-minute showing can turn into a two-hour conversation about the neighborhood, the schools, the backyard, and where everyone should go to dinner afterward.

Someone will always ask if the pool is heated.

Someone else will ask if the furniture stays.

At least one person will say, “I could totally see myself living here,” before we’ve even made it to the primary bedroom.

After enough years in this business, you realize people aren’t really just buying or selling a house. They’re thinking about their routines, their family, their plans, what they need more of and sometimes what they’re ready to leave behind.

The house matters, of course. We spend a lot of time talking about houses around here.

I just think the people are the part that makes the job interesting. And after all these years, that’s still my favorite part.

There’s a reason Morrison Ranch continues to be such a special place to call home. It’s the thoughtful homes, the tree lined streets, the lakes and greenbelts, and the feeling of being part of a community.

This Highland Groves home brought all of that together with a beautifully upgraded interior, a kitchen made for gathering, and a floor plan with room for family, guests and everything in between.

Fall is looking a little different than the market we were used to a few years ago.

We're seeing buyers take their time. They're looking at multiple homes, comparing value and, in a lot of cases, waiting before they make a move.

We're also seeing sellers have to be more realistic about pricing. And maybe the biggest change? There's more room for an actual conversation.

Price isn't the only thing being negotiated anymore. Depending on the home and the situation, buyers and sellers may also be talking about repairs, concessions and terms.

We wouldn't take that to mean buyers suddenly have all the leverage. A well-priced home in a neighborhood people want to be in can still get attention. That's why we think the headline “it's a buyer's market” or “it's a seller's market” misses the point.

Real estate is much more specific than that.

What is happening in Gilbert might not look exactly like what's happening across the Phoenix metro. And what happens on one street can be different from what happens a few neighborhoods away.

If you're considering buying or selling this fall, we'd pay less attention to the national headlines and more attention to what's actually happening around the home you're interested in.

Some homes are made for the everyday moments. Others make you want to host everyone you know. This one had plenty of room for both.

$150+ million in closed sales is a number we’re proud of, but mostly because of what’s behind it.

It represents the clients who trusted us with some of the biggest decisions they’ll make, the tough conversations, the unexpected turns, the negotiations, and all of the little details that have to come together along the way.

We’ve learned a lot over the years, but one thing we’ve come to appreciate most is that no two moves are the same. Sometimes the plan changes. Sometimes a deal gets complicated. Sometimes the best thing we can do is tell a client to slow down and take another look.

Those are the moments that have shaped how we work and given us the experience to know when to push forward, when to negotiate and when to step back and rethink the plan.

So yes, we’re proud of $150+ million in closed sales. But more than anything, we’re grateful for the people and the trust that number represents.

That’s the part of this business we never want to take for granted.
