A business plus its building. Here is what SOP 50 10 8.1 has the lender work through before an SBA-financed change of ownership with real estate can close.
A commercial real estate appraisal, whose value comes off the contract price to set the Business Purchase Price. A business valuation ordered by and prepared for the lender, since a buyer's or seller's report cannot be used, with a Quality of Earnings report added at $3 million and up. A site visit to the applicant and the business being acquired, dated in the file. An environmental questionnaire signed by the current owner or operator and dated within a year of the loan number. Then the SBA loan number itself, which is the date that decides which SOP applies and anchors the ownership lookback. And on a 504, the borrower must be occupying and operating the property when the closing package goes in.
None of those steps are surprises to a lender. Put together, they are the contract timeline.
We coordinate with your lender from the first day of escrow so title, escrow, and lender requirements land on the same day, and the closing date on the contract is the one you keep.
