This post-war modern home was recently updated by one of the best desert modern architects we know, FAIA.
Originally built by mid century architect Ralph Haver, this home is located in Marlen Grove, THE quintessential Haver neighborhood in North Central Phoenix.

The architect reorganized the plan, creating an open kitchen, elegant baths, and an even more harmonious relationship to the outdoors. Turf wars in Paradise Valley...A homeowner is being fined for installing artificial turf in their front yard by the HOA. The homeowner is saving countless gallons of water, over $1,100 a month in water bills, and feels that the "grass" meets their communities standards.

Do you think the HOA is overstepping on this homeowners rights to conserve water and update their property as they see fit?

There is now a bill in the works to stop HOAs from banning artificial grass. We will see what happens!

We talked a bit about some questions you need to ask yourself prior to considering moving yesterday, but I wanted to give you greater insight into the market as a whole today.

⭐️ Supply, supply, supply…We talk about the limited supply in the market so much because the supply index and demand index still remain nowhere near one another. Supply is below normal by 74%! This not only drives the prices of homes up, but it also pushes people into the rental market and drives those prices up as well.

⭐️ Most houses are selling within 7-8 days on market and 43% of listings are selling above list price by an average of $10,000 or more depending on price point.

⭐️The appreciation over the last two years has been incredible. In January 2021 through January 2022 homeowners experienced an average appreciation of 26%. For context, an average year is around 5-10%.

Currently, the average sales price for homes in the Queen Creek area are a little more than $588,000, which is $75,000 higher than the MSA as a whole. Queen Creek’s estimated monthly average mortgage is $3,906 or $473 above the MSA.

In 1963, Al Beadle designed a tower of luxury living in the heart of Phoenix creating the tallest building in Arizona at 22 stories. Creating a one-of-a-kind luxury home in the sky above the mountain peaks established Al Beadle as a modern architect of his time.

Thanks to the Phoenix Historic Preservation Commission and being on the National Register of Historic Places, this building has been wonderfully preserved for mid-century modernists to appreciate. The use of mixed materials and curves in the building, artwork in communal areas, the poolside concrete umbrella help take you into the past and know that Beadle was entirely right in the potential Phoenix had to become a modern luxury place of living.
