Most of the time, it comes down to pricing, preparation, and how the home is presented from the very beginning.

Let’s talk real estate reality for a minute: mortgage rates.

Since 2022, most buyers in Gilbert, Chandler, Queen Creek and Scottsdale have been waiting on one thing: lower rates. The big question is always “how low will they go?”

Here’s the truth most people don’t hear: A 6.25% rate is not historically bad. The only reason 2–3% feels “normal” is because it followed two once-in-a-generation economic disasters: the 2008 financial crisis and the 2020 pandemic.

Outside of those moments, rates in the 5–7% range have been the norm.

Could we see 3% again someday? Sure.
But history tells us that only happens after major economic pain, and ironically, that’s when most buyers freeze instead of act.
Right now rates are hovering near 6.25%. If we see 5.5%, that’s going to be a big win.

📍For East Valley homeowners: this matters for timing your move.

📍For buyers: it’s not about catching the perfect rate — it’s about buying when opportunity and competition align. Remember, you marry the house, but only date the rate. (cheesy, I know)

Most industry experts agree, Arizona is in a true window of opportunity right now.

Buyers waiting for a 2008-style crash are likely to miss what’s actually happening on the ground.

Last month in Maricopa County, over half of all closed sales included seller-paid buyer credits, with the average credit right around $10,000. That money is being used to:
• Reduce cash needed at closing
• Fund 2-1 rate buydowns
• Buy down interest rates permanently

These concessions aren’t a sign of weakness — they’re a negotiation advantage.

But here’s the reality. As demand increases and the market firms up, these incentives disappear fast. Sellers don’t offer credits when they don’t have to.

The buyers who understand today’s leverage are the ones who win tomorrow.
