Walk the lot. Then picture it built.

This is 1.15 acres in Shadow Canyon, the gated community inside SunRidge Canyon in Fountain Hills. It sits on a cul-de-sac on the hillside and looks across the valley to the mountains.

At the end of the video is a proposed plan for it from Southwest Builders & Design: single level, 3,319 sq ft, 3 bedrooms plus a den, 3.5 baths, and a $100,000 credit for the pool and spa area, designed your way.

Message me PLAN and I will send you the floor plan and finish list.

Proposed new construction. The $2,500,000 price includes the 1.15-acre lot and a home to be built by Southwest Builders & Design, LLC (ROC #344996). Renderings are artist's concepts. Plans, finishes and specifications are subject to change. Jennifer Keene, eXp Luxury. Equal Housing Opportunity.

Moving to a 55+ community is a big decision, and the rules are not the same everywhere. The brochure will not tell you most of them.

Here is what I would ask for before making an offer:

1. The age rules for residents, and for anyone who stays with you.
2. How long grandchildren or other family can visit, and whether there is a limit.
3. Whether you can rent the home out, even for a short time.
4. What the monthly dues cover, and what they do not.
5. What the board is allowed to change later, and how.
6. Ask to see the community's governing documents and rules before you decide.

Read them with someone you trust. I am not an attorney, so for anything in those documents you do not understand, ask one.

If you are weighing a few communities, message me COMMUNITY and I will walk you through what to ask for.

I thought moving a few blocks down the road would be no big deal. It was the worst move I have ever done.

Because it was so close, we skipped the real packing. Fewer boxes, no plan. We figured we would just carry things over in the cars, a few loads, and be done.

It was not quicker. It was trip after trip after trip, with the cars stuffed full every time. More back and forth, more work, and a lot more time than a regular move would have taken.

If I could do it over, I would box everything up the way I would for a move across the city. Load it once, unload it once. It would have been so much smoother.

A short move is still a real move. Plan it like one.

What is the worst move you ever did?

If you have lived in your home 15, 20, 25 years, "someday" has probably been the plan for a while. That is normal. You are not doing this wrong.

I have noticed something in 20+ years of doing this. The people who wait are not confused about real estate. Three things keep them stuck: the house is full of memories and sorting it feels enormous, the work of getting a home ready feels like too much to do alone, and picking the wrong next place feels riskier than staying.

One thing that helps. Your house holds two different things, the memories and the stuff. The memory of the kids doing homework at that kitchen table does not live in the table. It lives in you. You keep every one of them, whatever happens to the house.

I wrote a checklist that walks through the real questions, in order, so you can tell where you actually stand. It is not a push to sell.

Message me READY and I will send it to you.

Sell first or buy first? Pick based on your numbers, not your fear.

This is the question that stalls most move-up families. Here is how I walk people through it.

If you sell first, you know exactly what you have to spend. The cost is that you may need a place to land for a stretch.

If you buy first, there is no scramble and no moving twice. The cost is two housing payments until the first home sells.

Neither order is wrong. The right one depends on your equity, your lender, and how fast you need to be in the new place.

A few ways to close the gap: buying and selling at the same time, or writing an offer that is contingent on your sale. Buying and selling at the same time can be tricky because both deals have to line up, but it is doable. A lender should confirm which one fits your finances.

Do the math before you pick a side.

Message me SEQUENCE and I will map your order with you.

Same valley. Two very different markets.

Here is what single-family homes in Scottsdale look like right now, as of October 3.

The median sale price over the past year: $1,230,000. That is up 5.2% from a year ago.
Homes that sold recently took a median of 52 days, down from 71 a month ago.
There are 3.7 months of supply, up from 3.0 last month.
Sellers got an average of 96.29% of their list price.

In Phoenix, the median sale price over the past year was $485,000.

A valley-wide headline does not tell you what your home will do. Scottsdale itself is not one market either. Old Town, south, central, and north each run differently.

Comment your area and I will send you the real numbers for it.

A new listing that isn't built yet, and why that's worth a look.

The land is 1.15 acres in Shadow Canyon, the gated community inside SunRidge Canyon in Fountain Hills. It sits on a cul-de-sac on the hillside and looks across the valley to the mountains.

Southwest Builders & Design has a proposed plan for it, and you can tailor it to you:

• Single level, 3,319 sq ft
• 3 bedrooms plus a den, 3.5 baths
• Primary suite with a walk-in closet and a large walk-in shower
• Twelve-foot ceilings and engineered white oak floors
• Two-island kitchen with integrated Viking appliances
• Great room that opens to a covered patio
• A $100,000 credit for the pool and spa area, designed your way
• 3-car garage

$2,500,000 covers the lot and the home together.

Buying a home before it's built works differently than buying one that's standing. I'll walk you through how it works, start to finish.

Thinking of Buying or Selling a condo? There's an important financing update you should know about.

As of August 3, 2026, new conventional loan rules mean lenders will take a closer look at a condo community's HOA finances, insurance, reserves, and maintenance before approving many buyer loans.

This doesn't mean condos are harder to sell, but it does mean preparation is more important than ever. Understanding how these changes could affect your sale can help you avoid surprises during escrow.

I put together a simple guide explaining what these new rules mean for Scottsdale condo sellers and buyers.

Top Mistakes Homeowners Are Making in 2026 (And How To Avoid Them)

The sellers who succeed in this market aren’t doing anything extreme. They’re pricing their house right, making strategic repairs, getting local guidance, and making decisions based on how buyers actually behave today. Those small but mighty mindset shifts could make or break your sale.

Want a real plan tailored to your home and your neighborhood? Let’s talk.

Let’s be clear: selling your house is absolutely possible right now. According to the National Association of Realtors (NAR), roughly 11k homes sell every day in this country.
