Do this while it can still be your choice.

I am meeting an 87-year-old couple tomorrow who are ready to downsize. They are sharp, they are healthy, and they called me before they had to. That is the move. I have had people wait too long and they told me themselves. Too hard. Too overwhelming. We cannot do this now.

Estates are complicated. The emotions, the logistics, the contractors, the attorneys. Most agents hand you a list of phone numbers and wish you luck.

I coordinate all of it. The estate sale company, the attorney, the repairs, the timeline. You make the decisions. I carry the weight.

The executor on my last estate sale sent me a thank you letter. That is the part that stays with me.

Growing up in the Midwest, you fall in love with architecture without even trying. English Tutors, old colonials, bungalows. My first home was a bungalow. When I got into real estate I sold homes with history.

If you have never taken the architectural boat tour on the Chicago River, put it on your list. I have done it two or three times and it never gets old.

That love for architecture is what eventually led me to real estate. And it still shows up in how I look at every property I list.

When the real estate market crashed in 2008 I did not sit still. I opened an estate sale storefront with a friend and ran it for two years.

That detour taught me more about what families actually go through when they are clearing a lifetime of possessions than any certification ever could.

When you are in your sixties or seventies and ready to downsize or settle an estate, you need someone who has been on both sides of that table. I have. I know what to do.

300 days of sunshine a year and everyone here is from somewhere else. That is what I noticed first.

Coming from Illinois, I could drive anywhere without a map. It was so easy to get around. Out here you better be paying attention. And honestly that is part of what I love about it.

Arizona real estate humbled me. And I had been selling homes for over 20 years when I got here.

In Illinois I knew everybody. Same clients calling me back for two decades. Then I moved to Arizona and nobody knew me. Thousands of agents. Starting over.

And when I went to get my license I thought it would be easy. I was wrong. Deeds, mortgages, tax laws. All of it different. Complete learning curve.

I liked the challenge. Still do.
