The most memorable homes usually have something you can’t put on a spec sheet.

Maybe it’s a private courtyard, incredible natural light, a mountain view from the backyard, mature landscaping that took decades to grow, or an architectural detail you don’t see in every other house.
Those things don’t always translate neatly into bedrooms, bathrooms, or square footage, but they can completely change how a home feels.

Two homes can look almost identical on paper and feel nothing alike once you walk through the door.
So when you’re searching for a home, leave a little room for the unexpected. Know your priorities, but don’t be so committed to the checklist that you overlook a home with something special you didn’t know you wanted.

One detail Phoenix buyers don’t always think about when touring a home: which direction does it face?
Here’s a worth remembering: pay attention to where the afternoon sun hits, especially the backyard and the rooms you’ll use most.
A west-facing backyard or large west-facing windows can mean more afternoon heat, while the placement of shade, patios, and even the pool can affect how comfortable those spaces are during the summer.
There isn’t one “right” direction. The key is noticing it and thinking about how you’ll actually use the home throughout the day.

There’s more to understanding the Phoenix market than watching home prices. For this , pending sales are giving us another piece of the picture.
Closed sales tell us where the Phoenix market has been. Pending sales can give us a better idea of where it may be headed.
In August, Maricopa County recorded 2,602 pending home sales, down 34.2% from a year ago. Closed sales were down a much smaller 4.9%.
More recent September data for the broader Phoenix metro shows pending listings slipping again, from 6,080 in August to 5,850 in September.
Why does that matter? Pending activity gives us a more current look at how many buyers are actually getting homes under contract.
It’s too early to say where this leads, but it’s definitely a number worth watching as we head further into fall.

Not every home improvement needs to increase your resale value.
There’s a tendency to look at every project through the lens of, “Will I get my money back when I sell?” And if you’re planning to move soon, that’s an important question.
But if you plan on staying in your home for years, resale value doesn’t have to drive every decision.

Maybe you want to turn a rarely used formal dining room into an office you’ll use every day. Maybe you’d rather invest in a great backyard than update a perfectly functional kitchen. Or maybe built-in storage would make your life easier even if it isn’t the kind of upgrade that shows up neatly in an appraisal.

A home is an investment, but it’s also where you live.

Here’s a Phoenix housing stat that caught my attention: home prices are holding fairly steady, but buyers may be getting a little more house for their money.

The latest ARMLS data shows the median sale price at $445,000, about 1.1% higher than a year ago. But the median price per square foot is down about 1.1% over that same period.
That’s an interesting combination.

It doesn’t mean homes are suddenly cheap, but it does suggest buyers may be finding more value at similar price points. That could mean more square footage, a larger lot, or simply more options to choose from within their budget.

For sellers, it’s also worth paying attention to. Buyers aren’t just looking at the price of a home. They’re comparing what they’re getting for that price against everything else available.
Right now, the Phoenix market isn’t telling a dramatic up-or-down story. It’s becoming more about value.

For this , there’s an interesting shift happening between new construction and resale homes in Phoenix.

Historically, buyers paid a noticeable premium for a brand-new home. But that gap has narrowed considerably. Recent ARMLS data showed the median price difference between new and resale homes at only about 7%, compared with a historical May average closer to 30%.

Why? Builders have been competing hard for buyers with incentives, rate buydowns, and pricing adjustments.

For homeowners thinking about selling, that means your competition may not just be the resale home down the street. A nearby new-build community could be part of the equation too.
