A little advice for sellers: before investing in major updates, take a fresh look at your home through a buyer's eyes.

📸 Take photos of your own home. A camera catches things your eyes overlook every day, like cluttered counters, visible cords, crowded spaces, and crooked artwork.

🌙 Do a nighttime walkthrough. Walk around your home after dark and look for burned-out bulbs, dark pathways, or entryways that could feel more welcoming.

📦 Give your garage a quick audit. Ask yourself: "If I moved tomorrow, would I pay to move this?" If the answer is no, it may be time to donate it, sell it, or toss it.

Sometimes the most impactful changes aren't expensive renovations. They're the simple things that help your home feel cleaner, brighter, and more inviting from the moment buyers arrive.

Quick for buyers: don't just look at the house. Look at how the house lives. When you're touring homes, it's easy to focus on the kitchen, the finishes, and the staging. But before you fall in love, make sure you're looking beyond the obvious.

✔ Visit the neighborhood at different times of day. A quiet street on a Tuesday morning can feel very different during rush hour or on a weekend.

✔ Open every door. Closets, pantries, garages, and storage spaces matter just as much as countertops and paint colors.

✔ Check your cell signal. It sounds simple, but poor reception can become a daily frustration once you've moved in.

✔ Pay attention to the home's orientation. In Phoenix, afternoon sun can have a big impact on comfort, outdoor living spaces, and energy efficiency.

A home can look perfect during a 30-minute showing. The goal is making sure it still feels perfect after you've lived there for years.

Quick insight for buyers: build negotiation into your strategy — don’t skip it. Buyers have more leverage right now.

Right now, more sellers expect to make concessions than they did just a year ago. That means there may be room to negotiate — not just on price, but on closing costs, rate buy-downs, repairs, or timelines.

The key is knowing what to ask for and when. Every neighborhood and price point behaves differently, and strong buyers use leverage strategically — not emotionally.

If you’re buying in the Phoenix market, let’s talk about where you actually have room to negotiate and how to structure it the right way.

Quick for sellers: buyers decide how they feel about your home within seconds of walking in, and scent plays a bigger role than you think.

That first 8–10 seconds sets the tone. Lighting, temperature, cleanliness… and smell. Heavy candles, plug-ins, or strong cleaners can overwhelm buyers or make them wonder what’s being covered up.

Instead:
• Open windows beforehand to air the house out
• Skip artificial fragrances
• Take trash out before showings
• Run the disposal and avoid cooking strong foods beforehand
• Keep the entryway bright, clean, and clutter-free

The goal isn’t to make it smell “good.” It’s to make it feel fresh and neutral.

First impressions aren’t accidental... they’re intentional.
