Median listing prices and sold prices dropped in Phoenix from July to August. Median listing prices went from $534,700 to $504,500 and median sold prices went from $420,000 to $419,000. That is a 10,000 ft overview number and is effected a lot by the top end of the market but I am still very interested to see if that continues from August to September, flattens, or goes back up. If it goes down again I expect that trend to continue through January. The market traditionally slows down from Halloween to New Years Day. Less people want to or have time to shop for homes or move during the holidays. Past January will be interesting, that's where seasonal demand usually kicks up again and we tend to see price increases. If the market does go down through that traditionally hot spring market phase it will be a big sign for 2024 being a down turn in prices.
