Ray came to me six months ago, and we sat together and planned a strategy that he could follow for four months getting him into the best position to buy a house.

He just closed toast with a 5.3% interest rate al on a new build that appraised for $20,000 more than purchase price! 🙌🏻

Congratulations & Diana!

I met Michael in 2018. He purchased his first home through me. And executed house hacking method, until he met his beautiful wife Diana.

They then executed another brilliant move by doing a cash out refi when rates were in the 2’s. They pulled some of the equity out, keeping their payment roughly the same.

They later used this cash for the purchase of their second home. A brand new build in Surprise where they used the builders incentive to get a 4.75% INTEREST RATE in this market. CRAZY!!

Oh, this was bittersweet, multiple lessons learned on this one.

We Received multiple offers on this one for significantly more. However, I was not able to keep the other side engaged due to sellers desire to hold firm on price.
In a deflating market, flexibility>Firm. It’s not the time to be a tough negotiator.
Secondly, outsourcing projects to expedite timelines can save thousands.
Sun city is filled with snowbirds and the demand diminishes significantly by May.
Paying a professional to finish an aspect to meet a deadline May cost 💲 upfront, but earn/save you thousands on the backend.
