Oh my, so excited to be sharing this!!! Ending this week on an exciting note!! On Monday, I was recognized as one of the National Association of REALTORS® 30 under 30 for 2023. 🎊

I’m sooo thankful for the endless support I’ve received over the last 5 years!!! This was not an easy journey - but it’s been one of the sweetest ones of my life. My clients and every person I work with is part of what makes this job SO GREAT! All in all, I just feel so unbelievably lucky to be a part of this group with such great agents from across the country!! 🥹🥹

March is notoriously one of the busiest months of the year as we see a seasonal uptick in buyers and seller… and it’s subsequently my favorite month of the year bc who doesn’t like a little bit of craziness!!! 🥰 The last two weeks I’ve had 3 closings, 3 buyers go under contract (one of them we ended up beating out 7 offers!!), 2 new buyer consults, 1 listing go under contract and 2 more getting ready to hit the market!! Super proud of the growth I’ve had over the years to be in a position to manage this business! Insanely thankful that I get to do this every day, there’s truly never a dull moment!

I swear this job just keeps getting sweeter 🤍 There is something so special about putting clients you love into the neighborhood you love!!

We closed on this one yesterday after searching for over a year! We knew what we were looking for but just couldn’t find it, until this house came up. It was an all out battle to snag this one before it hit the market. I think it almost gave us all an ulcer (lol not kidding), but we did it!!! 👏🏼

Thankful that they get to live in this beautiful home and wake up to a beautiful view every morning! AND that we’re now neighbors!!!! Feeling all the feels on this one!!

It’s refreshing to see the balance that’s happened in the real estate market over the last several months. Since April, our housing inventory has risen from 4,000 - 20,000, while interest rates have simualtinely risen. In turn, that halted the frenzy we were experiencing and changed the market from a very heavy sellers market, into a more balanced market where buyers are able to compete (without waiving all their rights and often times needing excess cash).

In the last week, two of my first time home buyers have gone under contract with great terms!! One was 25k under list price - the other got 10k in seller concessions. Meaning the seller is giving the buyer $10,000 at closing to cover closing costs and/or buy down their interest rate.

Overall there is less competition and more homes to pick from, giving first time home buyers more opportunity today than they’ve had in the last couple of years!

Picked up this sign today which marked the 20th closing of the year!! I’m excited to see what the next half of the year brings in this changing market! One thing I’m loving about this time is the opportunity to strategize differently than we’ve all been used to in the last 2+ years.

Right now seller concessions are starting to make a comeback, and I’m a big fan of a seller buy down in lieu of a low offer. Seller buy downs look like a buyer asking a seller to put X amount of money towards buying down the interest rate instead of lowering the purchase price. Doing this, allows the monthly payment to be more affordable (6% interest rate vs 5.3%). I expect we’ll be seeing a lot more of this in the market!! 👏🏼🙌🏼

It’s been a busy spring, which is such a blessing!! Yesterday, I had a clients offer accepted and we found out afterwards that we’d beaten out 35 other offers! I think that’s a record!! I hadn’t seen that many offers on a home since last spring.

There’s been so much talk about if our market is cooling off, or still hot… And crazy enough, it all just depends on the house. This one had 35 offers, but last week we went under contract on a great home for 30k under list that had only received 3 offers!! All in all, still feels hot but there are opportunities out there!
