A few before and after shots of our Flagstaff short term rental project…..

We are so excited about this property and we can’t wait to get it live on air bnb. We have learned a lot these past few months. Having mostly done flips in the past, we have had a new challenge of renovating an entire property with the purpose in mind of being a short term rental. This meant more durable construction, easily replaceable items, easy to CLEAN items, various accommodations for large parties, and most importantly adding some creative interior design aspects to make this place POP for our guests.

With these finishing touches coming in the next few weeks. FIRST AIR BNB PURCHASE!

Last week we hit a huge milestone and closed on our first soon to be air bnb. We’re hoping to be able to keep this one as a rental but letting the market decide when the project is completed in 6 weeks.

Either way. This home is being purpose built to be a top tier air bnb. With two master bedrooms and tons of entertaining space. We have no doubt that this property will be a great cash flow opportunity.

If we do decide to sell this property it will likely come with the contingency of a 20% property management fee. But the goal is to refinance after the appraisal and cash flow it ourselves.

I would like to personally thank my partner and one of my best friends for finding this place. Only being introduced to real estate in November of last year he has been an invaluable asset to the team and we would not have this property if it weren’t for him digging deep into the Flagstaff market and making the relationships that lead to us procuring this deal with little to no competition, pre market. Not to mention his adept financial knowledge that helped us source the best private money options to finance this project. Despite all the obstacles and market changes thrown our way.

This is just the beginning and we can’t wait to keep you guys in the loop throughout the entire process.

Really excited to get this one finished. We hit a few speed bumps along the way with supply chain issues and contractors but at the end of the day we’re left with a finish product that I am proud of. We will be turning up the heat here in 2022 and plan to have 2-3 of these flips going at a time to stay tuned for future projects, and as always… If you or anybody you know has any questions regarding real estate, looking to invest, or might be interested in purchasing one of our flips, send them my way!

SURPRISE! Another flip in escrow. Right down the street from our Vernon flip this one is going to be a quick cosmetic face lift then back on market. We’re targeting 60 days or less.

We picked this one up this morning for 422k and close next Friday!

Comps for this one put us right in the range of 590-650 sale price!

This is the second property we’ve purchased in the last 2 weeks and we’re not slowing down!

Distressing is advised! Here’s a perfect example of what a tenant occupied forced eviction home may look like. With the eviction memorandums being lifted properties left in this condition may become a more common occurrence

However. Having an eye for potential is something we learn over time. Being able to see through the ugly face value and see it’s potential is a skill that is only learned through experience and trial and error.

After further investigation we found that this project might not be one we’re willing to take on, due to the time it will take. However we are still keeping our offer on the table with the ability to wholesale it to another investor who is willing and able to take on this investment.

As you can see this video was cut a bit short, as the back patio door was left open. We decided to investigate the property further before continuing.

Always remember to stay vigilant and aware when you are walking properties like this in areas you may not be familiar with. I’ve seen some
Crazy things in this line of work to say the least.

VERNON TRANSFORMATION

Our Vernon project is finally finished and SOLD this one is near and dear to my heart because it was the first project I purchased myself, and also the first project I had full creative control over.

When I purchased this place it was a SCARY amount of work. As I’m sure you can see by the photos. It was in way over my head and knew very little about how to take on something of this magnitude. Nevertheless I put my head down and went to work. We hit nearly every road block you can imagine from permits to fines to lenders denying me to COVID putting a halt in it all.

But now the day has finally come and 2 years later it’s not only done but SOLD before even hitting the market. This buyer literally knocked on our door during construction and absolutely had to have it.

At a price of $845,000 this house is officially the highest priced home to sell in the area to date!

Thank you all for the keeping up with the progress. If you’ve read this far into the caption you know how long this one took. And I would be lying if I said it was done without any help.

Special thanks to my sister .real.estate for helping out with her impressive design work. And a good friend of mine and fellow investor Eric who encouraged me to buy this property in the first place. And was there to buy into it when I was 23 years old, 6 months into real estate and getting denied for a loan by every bank

On this installment of jog talk we talk about the importance of analyzing your flips on a price per square foot basis rather than asking price.

While asking price is important especially in comparison to market average, it is imperative to analyze your deal from every angle.

In this example we reference a listing that is on market at $535,000 at $319 per square foot Almost 60 days on market and still hasn’t moved. One reason for this is the high price per square foot for a house that hasn’t been updated.

In south Scottsdale we have seen a price per square foot of over $400 when a house is done nicely. However, not every house can or should expect those returns.

This brings us to the next deal I referenced. Which is a house on market available for $630,000 dollars at $293 per square foot.

This leaves us a much larger margin for profit in terms of square footage although the asking price is almost 100k higher the “spread” is over $230,000.

The “spread” on the cheaper, smaller house is about $140,000.

Again, not to say one deal is better than another, there are multiple other factors at play such as rehab costs, borrowing costs, time frame. But the main take away here is to know how to analyze your deals in as many way as possible before diving in head first.
