This season reveals details buyers often don’t notice until after move-in day, which is why knowing what to look for during a summer showing matters so much.

Here are 5 things worth paying attention to:
• Temperature differences between rooms: Uneven cooling can point to insulation, HVAC, or exposure issues quickly.
• How the afternoon sun hits the home: Natural light is important, but so is heat exposure, especially during peak summer hours.
• Noise levels inside and outside: Summer activity changes neighborhoods. Pool equipment, lawn crews, traffic, and nearby gathering spaces become much more noticeable.
• Humidity and airflow: A home can look beautiful and still feel heavy, damp, or poorly ventilated in person.
