Phoenix Real Estate Market Is Balanced | https://bit.ly/MeetJeffFields
Having served Arizona’s home buyers and sellers since 1992, I’ve seen our market shift through every kind of cycle—but what’s happening right now in Phoenix is a great example of why real estate is always local, and why an experienced guide matters. The Phoenix real estate market has found a kind of balance: there’s no clear upper hand citywide for either side, and so much depends on the neighborhood you’re focused on.
For instance, sellers in Maryvale’s 85033 ZIP code are sitting in the strongest position—homes there are selling close to list price, with about 33% even going above asking, and a median market time of 43 days. Supply is just about 2.5 months, which keeps things moving. Contrast that with 85008, where inventory would take about twice as long to clear; only around 7% of homes sold above list, nearly half sold below, and the median market time is 62 days. Moon Valley and Ahwatukee are leaning more toward sellers, while Melrose, Coronado, and Arcadia are currently better for buyers. Median days on market across these areas range from 38 to 71.
Coronado has the most homes available, while Ahwatukee has the least—driving home the point that in Phoenix, the leverage you have as a buyer or seller can really hinge on your ZIP code. Every real estate journey is unique, and navigating these neighborhood nuances is what I love most about my job. If you’re thinking about your next move, I’m here to put my local knowledge and decades of experience to work for you.
