This week’s Greater Scottsdale luxury market snapshot:

• 1,342 active listings
• 481 under contract
• 89 coming soon
• 59 closed sales
• $583 median sold price per square foot

Active inventory is 6.1% below last year, while under-contract activity remains 5.5% higher. Coming-soon inventory is also 7.2% ahead of last year.

The combination points to a market with limited supply, continued buyer activity, and a modest advantage for sellers whose properties are priced and presented appropriately.

The sale demonstrates continued capacity at the upper end of the market, but its unusual circumstances mean it should not be viewed as representative of typical luxury-market conditions.

July’s luxury market slowed from June, but the year-over-year numbers tell a more constructive story.

Across Scottsdale, Paradise Valley, and Phoenix, closed sales were 11.4% higher than last July, under-contract activity was 4.7% higher, and active inventory was 8.8% lower.

Sales and contracts remained ahead of July 2025 even as the market experienced its customary summer slowdown.

Conditions continue to vary considerably by price range, location, property condition, and presentation.

July’s luxury market told two different stories.

Activity slowed substantially from June as the market moved deeper into summer. However, when compared with July 2025:

• Closed sales increased 11.4%
• Under-contract activity increased 4.7%
• Active inventory declined 8.8%

The median sale price reached $1.65 million, while the average sale price increased to approximately $2.28 million.

The market has slowed seasonally, but the year-over-year comparisons do not indicate broad deterioration in demand. Buyers remain selective, making pricing, preparation, presentation, and relative value especially important.

Available luxury inventory continued to decline across Scottsdale, Paradise Valley, and Phoenix this week.

Active listings priced at $1 million or more fell to 1,347—14.0% below where they stood 30 days ago and 10.0% below one year ago.

Under-contract inventory also moderated as the market moved deeper into summer, but it remained 9.1% higher than at the same time last year. This points to seasonal slowing rather than broad market deterioration.

Buyers continue to be selective, making pricing, presentation, condition, and relative value especially important for sellers. Buyers may find summer opportunities among properties that remained unsold through the more active spring season.
