Maricopa County Bucks the National Foreclosure Trend
Here's some good news you may not have heard — while foreclosures are rising across the country, Maricopa County is heading in the opposite direction.
According to ATTOM's latest U.S. Foreclosure Market Report, foreclosure filings in Maricopa County dropped nearly 14% year-over-year in April and fell more than 30% from March. Nationally, filings went up 18% over the same period. Only one in every 5,559 Maricopa County homes is currently in foreclosure, compared to one in 3,388 nationally — and one in 1,221 in Lakeland, Florida, the hardest hit metro in the country.
What does this mean for buyers and sellers in Arizona? It illustrates how the Phoenix market has consistently shown resilience where other markets have not. Even last fall, when foreclosure numbers were climbing in other parts of the country, our foreclosure levels stayed well below historical norms and lower than they were before the pandemic, and that stability continues today.
The bottom line? While some markets around the country are showing real signs of stress, Arizona continues to hold its ground — and that's good news whether you're buying, selling, or simply keeping an eye on your investment.
