Please Read! Changes in the Real Estate Market - Know your rights and understand the changes when Buying a home.

Beginning August 17th, REALTORS are REQUIRED by law to have you sign either a "Buyer-Broker Agreement to Show Property" or a "Buyer Broker Exclusive Employment Agreement". I know it can be scary to put pen to paper without knowing who the REALTOR is, but this is what you need to know:
The "Buyer-Broker Agreement to Show Property" form does not establish an exclusive relationship. Meaning, a buyer can enter into a hundred different Agreements to Show Property with a hundred different buyer brokers. In this scenario, the buyer is responsible for compensating only that buyer broker who successfully executed an accepted purchase offer on behalf of the buyer who closed escrow on the purchase.
The "Buyer Broker Exclusive Employment Agreement" is an exclusive relationship in which you would work with only 1 REALTOR.
So, as a home buyer, you will have 2 options: Agreement to Show or Employment Agreement, but you will HAVE to sign one or the REALTOR will be fined. Please know that your REALTOR will work very hard with the Listing Agent/Seller to negotiate those fees and will continue to keep you updated throughout the process.

I do not recommend purchasing a home without a REALTOR. There are many things that could go wrong and REALTORS are hired to educate you on the contract, inspections and potential issues that could cost you thousands.
